Nice apartments, but there are some serious issues.

These apartments are quite pleasant, they are older townhomes, so there's a lot of noisy renovation taking place.

You need to watch out when you move out. They have a policy of replacing the entire carpet even if the damage is minor and repairable. My apartment had some stains on the carpet, and unlike other property companies that will patch the stained areas, they have the 'policy' that they do not mismatch carpets.

I found this out from a friend who works for another apartment company where they will patch stained areas - A simple process that costs a fraction of the price and looks just the same.

The result is that you will end up paying for the recarpeting of the entire unit. So a single spill could end up costing you $1000 or more. Even if the carpets are perfect in the rest of the unit, they still charge you for the entire unit.

If you have pets or kids, then you will need to be extra careful, as Kings Crossing has a bit of a reputation for charging excessive move-out costs.

The leasing office staff are OK - they were pleasant enough, but they wouldn't budge on the move-out charges. I suspect that the renovations are costing more than they make on rentals, and move out charges are nice way to fatten up the bottom line.

Maintenance is OK, but we have found that they didn't respond very quickly if my wife places the call. There were occassions when maintenance requests were ignored after my wife called them in.

Their accounting was a bit of a mess. I negotiated and signed a reasonable monthly rent, and yet their accounting system billed me the incorrect amount for 3 months. They even sent me rude, threatening letters after I paid the lower, agreed rent. The rule is, don't sign up for automatic rent payments - you'll be sorry. I paid by check, so that I had the opportunity to dispute the charges.

The pool was also poorly supervised. We have smaller kids, and we stopped using the pool after they were hurt by bigger kids. The pool attendant did nothing to stop the rough play in the pool.
