We lived in Richmond and Kings Crossing for 2 years and what a nightmare it all was. I'm in Florida now and just had to write about our experience to warn others. We moved out about 6 months ago and much of what I've written here I am able to recall in detail because I documented it while we lived there for a lawsuit I wanted to file against the place. Believe these reviews public, these people are totally serious. If you move into this complex you have no one to blame but yourself because you have been warned. Here we go:
As soon as we moved it we began complaining that the a/c unit was not pushing the air to the top floor adequately (we live in the 3 story model). Each time, maintenance s response was to tell us the units were old and if we wanted air upstairs, we d have to close the vents downstairs. So we spent a year opening and closing vents to get heat and air upstairs while trying to convince them to replace the blower to no avail, and still were hot in the summer and cold in the winter. We had to buy space heaters, thermostat controlled fans for upstairs (which ran all day--I'd come home from work and it would be 82 degrees upstairs), and put heat deflecting film on the windows.
Then, the unit began to break down repeatedly. We d got out for the evening and come home to find it broken. We d wake up hot in the middle of the night and it would be broken, etc, over and over. It seemed they replaced every part on the unit. It is obvious the a/c entire system needed to be replaced. At the time it was the height of summer and I was 6 to 8 months pregnant during these breakdowns. I spent 3 nights total in this dump with no a/c while hugely pregnant in 90 degree heat.
After the unit breaking repeatedly our first summer, we were hoping for a better time of it our second summer, but the first time we used the unit it broke. This time we were told that the unit wasn t pushing the air with enough force. This takes us back to my recount of our complaints when we first moved in, which we ignored, that the blower needed to be replaced. So they replaced the inside blower and the difference in how much more air was being pushed to the third floor was amazing. Too bad that wasn t taken care before we'd suffered through a year. Then the unit froze up in the middle of one night because the guy didn't recharge the freon after he worked on the unit -- could you be any more incompetent' Granted, someone did come out in the middle of the night to fix it, only because we begged on behalf of our 7 month old baby. The unit was made functional and the next morning another tech came out and said the inside coils would need to be replaced, which would be done when the part came in. A few days later, I come home at noon and the tech was working on the unit, replacing the coils. He shut the unit down, disabled it and then left without a word to me. Forty-five minutes later I m calling to find out what happened to this yahoo and find out that he s at the shop eating lunch and that he was on his way back. Thirty minutes later, he still wasn t back and I don t know when he did make it back since I had to take my baby out to an air conditioned place. I m not saying a guy can t eat, but I cannot understand how someone would come out in the middle of the day when it s already 90 degrees out, disable the unit, and then leave for over an hour. If he d have used some foresight, he would have started the job at a time when he wouldn t have to leave for lunch.
There have been the multitude of times that were told after an a/c repair by the tech that he d be back to check on it within a certain number of days and he d never return, or the multitude of times that we were assured by the management that we d be taken care of. I don t consider being left to swelter in the middle of the day because that ---- isn t cognizant of basic human consideration "being taken care of".
A couple of the maintenance guys were OK, but some flat out lied about the work they did (saying they made repairs that they didn't) and are pretty shady characters. I doubt a background check is done on these folks. Turnover is crazy high with maintenance and office staff alike. Also, they have a "disgruntled tenants list" and we were on it, I wonder why'
Like others have said, they paint the tubs and walls and get grit all other the bathroom while doing it because they are too lazy to cover up the appliances. The paint chips off then they want you to vacate your home for 8 hours while they respray whatever horrible chemicals they use. Hello, how expensive can it be to put in fitted plastic tubs and walls' Too much I guess for their "upgraded units". We just missed out that that mess, they too wanted us to vacate our house, move all the stuff that was in their way, and sign a waver that they weren't responsible for any damage or loss. We convinced them to wait since we'd be moving out in a few months anyway--but that didn't stop them from increasing our rent anyway. They also paint over the air vents without cleaning them first and it looked like 25 years of filth had been preserved for all posterity.
We didn't have the same problem with parking as some others because there were no reserved spaces in front of our place, it was a free for all and there were enough spots for all the neighboring residents so that's why I gave parking 3 stars. In general, everything in the place was just cheap and crappy. All this and more was ours for the low low price of $1400 a month too! And you won't find that price anymore, not with their newly "upgraded" units, now they are charging $1600 for the same headaches and more because they upgraded work is so shoddy (our neighbors had it done so I heard about it from them. BEWARE OF THIS HELLHOLE!

umm your kinda dumb to spend that much money living in an apt in richmond those apartments are not all that and you could of lived in a big house of your own paying less then that for mortgage! lol wow

thanks for sharing your experiences. And I do understand that it costs money to move and it looks like you were giving them a chance to make things right. sorry to hear it was terrible and now I know as i am looking for a place. I appreciate your experience.
