Moving Out is Nightmare

I have lived in Kings Crossing Royal Court for close to three years. I have been happy enough with the town home, but maintenance could use improvements. For the first two years, it used to take them up to two weeks to come out and fix a non-emergency work order. But in the last year, they have been responding in 2-3 days, so it's a little better in response time. However, the repairs are poorly done and have to come back often for the same problem.

This past summer, the HVAC unit hose would get clogged and water would overflow into the next room. I would call maintenance, and they would send this one lazy fellow out to empty the hose and while I was left to dry the carpet. But the problem would come back. The carpet was soaked on and off for three months. I continually called maintenance and they would continually send the same lazy fellow. I am calling him lazy because it was on my forth call to maintenance that they sent a completely different fellow who knew how to clean the hose properly - not just shake it out, but blast it clean so that build up was removed as well. Plus, he called the carpet guys to replace the carpet padding and send in an industrial fan to dry the carpet.

With the carpet problem solved, the toilet started to run intermittently. The lazy fellow came out to the house four times and just replaced the floater and flapper parts over and over again - never once thought that maybe there was a slow leak and perhaps the valve seat needed to be replaced or retrofitted. I finally had to spell out to the maintenance staff exactly what needed to be done and they finally fixed it.

In the past year, they have been doing some major renovations, and I was excited that I would be able to live in a newly renovated home with brand new fixtures, carpet, paint, etc. They gave me two options for occupied renovations: 1. Stay in a guest suite and put all my stuff in a storage pod for 4 weeks while the work was done OR 2. Move into a newly renovated town home and get $400 towards moving costs.
I decided to move into a newly renovated place. I figured, why move my stuff twice' So I filled out my transfer paperwork. They told me they had to do a preliminary inspection of my current residence in order to approve my transfer. That was fine, until they called me to say that because the apartment smelled funny, they were going to charge me to replace all of the carpet - which would run about $1000.

First of all, I guess you will have to take my word for it, my cats have never missed the litter box and what they might have smelled was a dirty litter box. And second, my friends always comment about how they can never smell the presence of any pets when they come over to visit (I kept the place pretty clean). All that aside, okay fine, so maybe the cats had just dirtied the litter box when the office staff decided to come in for an inspection. But they have no proof that the carpet has pet stains other than what they claim they smelled. And they wanted to charge me $1000 up front prior to my transfer!

I have always been happy with the rental office until this moment. First of all, why charge me on the basis of smell' Second, weren't they going to rip out the old carpet anyway as part of the renovations' It really didn't make any sense to me and I got a little upset... so much so that two days later I started shopping for a home. I was going to buy my first home in a couple of years, but now I'm thinking I might as well buy now. Let's say I go ahead and pay the $1000 carpet fee (even though they were going to replace it no matter what) and I transfer into another one of their town homes. I would only get charged again in two years when moved out for good.

So I called the office and told them I wanted to just move out of the neighborhood. They were a little shocked at first. I mean, there was audible silence on the other end of the line as if they didn't expect me to say such a thing - they actually asked me twice if I was sure this is what I wanted to do. But, yes, I was sure, so they said I could turn in my 60 days notice. I moved into the place on or around the 31st of January three years ago. So I'm thinking I have before the first of Dec to turn in 60 days notice. Right' Wrong. According to the rental office, my lease was officially up Jan 4th and mid-November was too late for a 60 days notice. I had to pay for another month.

Friends of mine moved out of the community last year and were charged an extra month because they turned in their notice 1 day late of the 60 days window... and had to pay the extra month. Plus, they got charged a few hundred dollars for pet damage - when they didn't even have carpet in their home. I wonder if Kings Crossing uses the existence of pets as an excuse to overcharge people moving out' And what good is the initial pet deposit if they won't use it towards any damages'

I previously lived in Cabin Creek and was never charged for bad smells and my lease end date was logically on the same day of the year that I originally moved in. I actually got part of my pet deposit back after I moved out! Plus the maintenance was much better and the rent was cheaper.

You may move into Kings Crossing, but you're going to have a hell of a time trying to move out!
