I have been a resident of Kings Point for a little over four years now. In the beginning it was a very nice place to live. However, that is no longer true. The new office staff is not as helpful or as courteous as the previous group. The straw that has broken the camel's back is the recent notification that the residents will now be responsible for their own water, sewer and trash billing despite the fact that these utilities were listed as included in the monthly rent, which is NOT cheap. Of course, some catch-all clause was referenced as to why they are able to institute this change. Another problem I have with this change is that if these utilities were included in the rent and the residents are now responsible for them outside the rent payment, why has the rent rate not been lowered' If these utilities were included and no longer will be, it can reasonably be concluded that there should be a subsequent and corresponding reduction in rent. This is unacceptable. I would not recommend anyone move into this complex when there are comparable complexes with lower rent with utilities included in close proximity. Needless to say I don't see myself remaining here much longer.

LOL about the rent and utilities. A few weeks before my lease was to be renewed I received a letter-- congrats! your rent is not going up this year! I renewed my lease and a week letter I received notice that water/sewer/trash would no longer be paid for. Gotta love 'em!

I, too, received the letter thanking me for my continued residence there and telling me that because of it my rent would not increase. I renewed my lease and BAM-- I received the letter about the utilities and trash. TRASH? Are you freaking serious?? They are!

It has always been my understanding that once you sign the rental agreement, it is a binding contract and they are unable to institute any changes in the middle of it, PERIOD! They should have continued to pay the utilities until which time you renewed your lease and those changes where then included in the new lease agreement. It is unfortunate that you were taken advantage of and did not insist upon them honoring their terms of the contract.
