I have lived at Overlook at Brook Run since they first built them in 2001. When I first moved out here, the apartments were great. The second phase (the section behind the rental office) was in the process of being built. The community was super quiet, the apartments were nice. I was in a building with two other tenants for about two months before more people started moving in. Everything was kosher...that is until my fat ass neighbor moved in above me. That is when I realized how thin the walls and floors were. I could hear her walking in her heels ALL DAY and I could even hear when she did her laundry. I was forced to to move in on the second floor even though when I filled out the application I requested a TOP FLOOR. But the manager at the time claimed that my lease was already typed up so I guess I was 'stuck' with the second floor unit.

So for three years I dealt with an obese upstairs neighbors who walks in heels all day and also a mold problem. My apartment was facing the woods so no sunlight ever got into my apartment. Whenever I would hang a washcloth or towel up hours later it would be filled with mold. So that is when I moved to a second unit in Phase 2 of Overlook (to get away from the mold, the lack of sunlight, and my obese neighbor). I moved into my new unit in 2005.

Ummmm yeah...two units in a six year time period.

Now on to the here and now. Moving to Phase 2 of Overlook was probably a big mistake. Sure, I like the top floor unit now. But the noise in the parking lot doesn't help matters. The loud music, kids playing in the parking lot, etc. I'm not going to go on and on but I am going to list some pros and cons...and a few myths that I've read on the other reviews.

PROS of Living at Overlook:
1. After days of blowing up the office telephones, the office staff transfered me to another unit with minimal problems.
2. There is a LOT of parking available. Visitors have lots of space as long as they park between the blue lines. If they don't their asses WILL get towed. But there are plenty of visitor parking.
3. The swimming pool is pretty and spacious.
4. I get along with MOST of my neighbors.
5. For 'emergency situations' the maintenance people come when asked. See the CONS for 'non-emergency situations'.
6. I liked the business and fitness center when I first moved in. The neighborhood kids tore it up so they took that away. I think it is a party room now.
7. You can rent a washer/dryer but they also have connections for your own. The rental is artrocious ($40.00 a month).

CONS of Living at Overlook:
1. Thugs and drug dealers are becoming a problem. I live in the same building as this group of dealers who live in one apartment. I don't know how they squeeze in there.
2. Did I mention the drug dealers'
3. The LOUD BASS MUSIC from people coming in and out of the complex. And noise travels up so it is even louder in my apartment.
4. The walls are SUPER THIN. Sometimes I can here my neighbor NEXT DOOR walking.
5. People in my building slam their doors ALL THE TIME which is annoying and makes the wall shake. Why people can't just shut their doors like normal' Do you HAVE to slam the dang on door'
6. Oh yeah...and there are drug dealers.
7. OH MY GOD the kids stand in the parking lot and sometimes WILL NOT MOVE when you are trying to get by! And if you hit their bad asses their retarded parents will be ready to lock you up! I have witnessed two incidents where kids wouldn't move out of the way of cars. It has happened to me on several occasions. Sure the office staff can't control this but they need to put up bulletins or something.
8. Office turnover is tremendous. The entire staff has been recycled at least 6 times since I've moved out here.
9. If you do not have a maintenance emergency, expect maintenance to come 3 weeks after you have called. And you will call at least 3 times before someone finally comes out. I had a broken garbage disposal for almost a month and my sink started to stink because of the food in it.
10. The breezeway floor and stairs is made of wood which is EXTREMELY LOUD. So when the drug dealers run up and down the stairs it makes the building shake. And also, children that live in OTHER buildings choose your building's breezeway to play in. So you have to deal with them running up and down the stairs.
11. Oh yeah, and did I mention the drug dealers'
12. The police is out here at least twice a month. If you look up the Henrico County Crime report and type in the address you can look for yourself.
13. I get notices to renew my lease like every 3 months. I wish they get it straight! I'm on a YEAR LEASE geez!
14. The water bill is paid with the rent. I don't know why they just don't pay the water themselves. I think they be pocketing that money. Then if you miss one month they tape notices all over your door threatening to send you to court for a $15.00 bill!
15. The lady that sits at the desk in the bigger room is rude as hell. The office staff themselves are rude sometimes.
16. The insulation is poor.
17. A lot of the fixtures like in the bathrooms are made from plastics. Even the siding of the window is plastic.

MYTHS I've read in other reviews that are not true:
1. I have never encountered a rat or a roach. I've had spiders and one spring I had a lot of ants but that was it.


TRUTHS I've read in other reviews that are true:
1. A girl did get murdered by her boyfriend here but her body WAS NOT found inside the dumpster it was behind it. The staff can't control who kills who. The people with the most perfect credit and background can still kill someone else.


I would add more but I'm tired. LOL

TO ADD TO THIS SOMEONE ELES GOT MURDERED IN THEIR APARTMENT DRUG DEALERS ARE A BIG PROBLEM, AND THE ADDICTS ARE A BIGGER PROBLEM THERE WALKING AROUND THE NEIGHBORHOOD LOOKIN FOR THEIR NEXT FIX, THE LOUD MUSIC THE RENTAL STAFF SCARLET (RUDE) AND THE KIDS IN THE STREET BECAUSE THE HAVE NOWHERE ELES TO GO. I TOTALLY AGREE WITH THIS PERSON!

ALL I WILL SAY IS SECTION 8 RESIDENTSSSSSS!!!! THOSE PEOPLE CAME FROM THE PROJECTS , KIDS AND ALL. THEY NEED TO KICK THEIR A** OUT SO THEY CAN GO BACK TO WHERE THEY CAME FROM IF THEY NOT GOING TO OBEY THE RULES.

I have to say that everyone who has section 8 is NOT so hood. I'm a full-time mom and employee and part-time student. I still need a little help to pay the rent and I am very grateful to have section 8 assist me. I agree, a lot of people who hold a 8 voucher are unruly and ghetto but you can not include everyone. Some of us need a little bit of help along the way. I am upset as well because people like so, ARE making it very hard for mature individuals like myself to obtain housing in a place more suitable for quiet families. I'm trying to obtain a career instead of accepting a 'job' in order to pay my future 'mortgage', not rent. I have goals and dreams for my children and I. Section 8 is helpful in more ways than you know. They will assist you with becoming a home owner as well as making contributions towards your mortgage payments. It's not all about project or ghetto. There are some good people who carry the voucher as well and have intentions to release it for the next family who needs it.
