I have leaved here for almost a year. I didn't have a choice but to move here back in July of 2008. When I went around Richmond and tried to get a credit aproval without a co signer, this was my only place that did it. I was unable to check out my apartment when I paid my deposit and security. I would have to say that I have had nothing but BAD LUCK here. When I first walked in the apartment, there was still other peoples furniture here. As I looked around, I loved it becasue it was so quiet at the one I'm in. But the bad thing that I saw were my worst enemies..roaches, I knew I was paying rent for my family but it seemed that my apartment was being rented out by roaches too. I didn't know I would have to pay rent for them too. I had friends and family give me alot of furniture that I have here. I know that it's ruined now, because the other tenants are living in there. I would have to say that I had air conditioner problems, where my air conditioner stopped working in the middle of the heat wave in August, which I called the "emergency number" and the answering machine says that air conditioner and heat were considered an emergency, expecially when everyone in my apartment has asthma. They had nerves to tell me that it wasn't an emergency. They would come sometime the next day. It took them forever to get over here, i left for the day and went to stores just to cool off. They told me that the main unit for the air conditoiner was going and i would get a new one, I was on the "repair list" and one was on the way.. Well I guess that list was very, very long becasue i didn't get one til December. The only way I got it then was when my apartment breaker box caught on fire, and when we called maintance and the main office they came running over here and the maintance guy wanted to poor water on a electrical fire... what kinda training did they look for when they hired these people. We were condemed from our apartment for a few days, which they had nerves to tell us to call family to see if we could stay with them, they ended up calling "Red Cross and they gave us a one bedroom hotel for the night. The next day, we were promised that we would be in the apartment, but by the peak of the dark, they called me and said that they tried calling Virginia power to get it turned on, but they knew that it was caused by an electrical fire, so they refused to get them on till it was properly inspected. They didn't have anywhere for us to say again.. This time, we had to take our rent money and pay for a hotel, and file for insurance for the hole issue. I know that is what rental insurance is for, but it's crazy that the fire was thier fault, if they would have fixed the air conditioner like they were suppose to then we wouldn't have had the fire. My insurance company called over their and a day later, they came and gave us a brand new air conditioner unit.
Oh yeah... don't forget that the toliets back up often. I have had many problems wit that. I ended up just buying a rug cleaner.. for the sake of urine on my carpets, and sitting there for a few days. I got tired of smelling that every time it rained.
And they seem so nice when you move in but... once you are in the door and they start getting thier money in the bank, they start not caring how your apartment is. THe maintance guys call you a liar if you call them for a leak, before he checks the floor above you..then he had nerves to say that it was a leaking bathroom pipe. I would have to say that I never even was informed that the old property manager was gone till one of the maintance guys told me. I was so confused and I didn't know who was in charge.. maybe the roaches are really the ones in charge.. that is what it seems, the owners just don't want you to see the truth, they are probably hired by them and scared that they will loose their jobs if they say a word. The people who say it's nice must be really lucky to get the special of no roaches. It must be nice with no roaches crowling around your house. Let's switch apartments and let you get a chance to see what everyone else is paying for.
I recently was laid off from work, and they claimed that they were going to work with us. Well, we signed papers for a payment agreement. I signed it for a few days later than I knew I was getting the money. When I called to verify how much I needed.. they lied and told me that I was due to pay it or they were taking me to court for eviction. I tried to say cool about the lies and confusion, but they need just stop acting like they all are in charge and just put one person that knows what they doing to be in charge. I have talked to 2 different people the same day and was told 2 different things about my rent. I really don't know what will happen til I get served the papers.
I had alot of issues that I didn't want to spoil your chance to see for yourself. But sign the papers at your own risk, what you see..might not be what you get. It takes a while for the guess to appear..they may not know that you are a new tenant and have to find a way to welcome you to Rollingwood Apartments.
I am so confused about everything that is going on here behind the doors at that office. I get called by so many people over there and don't know who I'm supose to deal with for anything. Nothing is getting done about anything and we just keep getting the answering machine when we call.
All I can say again is sign the lease at your own risk.. and that you might regret what you sign.. cause once your signature on that lease.. you are stuck here for a year, unless you still want to pay rent for the other tenants (roaches).
I guess they call it "Rollingwood" for a reason, Roaches love to roll around in the woods of your apartment.

OMG, I had the same problem when I lived there. I didn't see my apartment until the day I moved in. But I called several times before my move in date to schedule a walk thru, I kept getting the same excuse, they we "fixing" my apartment. And I also did not have air conditioner in July, I got the same excuse, "I was on the waiting list". Something needs to be done with these apartments. You paay money for rent, and you get treated like dirt after you sign your lease. I stayed exactly 11 months until my next apartment was available. It was horrible and yes, they don't include roaches in your lease!
