Seven Gables has its pros and cons. One of the benefits of living here is that it is a very affordable location if you are transitioning. These are very large apartments with eat in kitchens. They have very large windows which lends to enjoyable lighting. When you are fortunate enough to have good neighbors, it helps make the experience even more comfortable. The units have washers and dryers included in the rent. The staff is very courteous and professional. Unfortunately, this is VERY misleading as professionalism means nothing when you can not have problems fixed.
With this affordability comes sacrifices. Maintenance is definitly not a priority. If you have a problem in your apartment, expect several weeks to have it fixed. Your comfort as a tenant is not their priority as property managers because someone will always need one of their affordable apartments. Lastly, all other concerns listed by my fellow tenants are valid and should not be discounted. I have a feeling the person disputing the validity of the claims works for property management ;-).
It is important to be honest with renters. If you live here, you will have a low cost apartment with problems. Since property management does not take it seriously, a little research could help make your affordable stay as pleasant as they will allow possible. My suggestions:
1)Do not come with typical expections about all of your demands being met. Seven Gables has been in business for decades operating this way. There will always be someone in transition trying to better their situations so they will always have renters.
2)Ask them for apartment numbers and keys before you sign your lease. Enter and see the condition of the appliances. Whatever condition they are in when you move in WILL be the condition they stay in. Pay CLOSE attention to the smell and cleanliness of the hallway to the building. That will tell you a lot about your future neighbors occupying your building. Choose wisely.
3)Tenents will vary as to noise level, cleanliness, etc. After you narrow down your apartment number, visit again at 5 p.m. when people are coming home from work and kids home from school. Visit on Friday and Saturday nights to determine if your apartment area is prone to high volume activities.
4)Do not allow property management to rush you into a decision. When you visit the apartments, do a thorough check of everything and demand that the problems be fixed BEFORE you sign the lease.
Keep in mind, Seven Gables is located near a large retail development that is in the process of construction. I expect they will try to dramatically increase rent as it nears completion. Hopefully, with this change will come better apartment living that could turn this location towards the better. However, do not pay more than $550 for rent here if changes don't take place. Great advice. However they raised my rent from $540 to $560 after one year. In my opion a $20 increase each year is unreasonable. Also, I have not seen any improvements for my $240 yearly increase.
