Dear Tenants,

If you received fines and charges for having a pet under the radar, and agents of River City Real Estate entered your apartment without notice or permission, then you are entitled to sue, under the Virginia Residential Tenant and Landlord Act. Contact the Virginia Legal Aid Society at 1-866-534-5243. Agents of River City Real Estate have and will again, post messages here trying to scare you away from your rights by saying the judge won't listen to you; that you're a criminal. This is false. They cannot, by law, justify breaching Virginia state law to enforce their contract. State law ALWAYS supersedes a contract.

There are witnesses that will attest to seeing River City Real Estate employees knock on doors on the days of the pet check, and then enter with their own keys when the knocks went unanswered. Don't let River City Real Estate continue to pull the wool over your eyes and attack your wallet. In these trying economic times, the last thing you or your family needs are thieves stealing your hard earned money. Know your rights, and fight back!

"...having a pet under the radar" Um, you mean- lying and deliberately concealing an animal you signed a contract to pay for. That's like saying, I put the candybar in my pocket without paying for it "under the radar" and now, those meanies at the store want me to pay for it! I forgot, its only River City who does anything "illegal".

"Many tenants witnessed River City illegally..." ILLEGAL! ILLEGAL! ILLEGAL! Why (after months of threats) don't the city/police/building inspector's SHUT River City DOWN?!? Oh, yeah - I keep forgeting... because you guys are ------------------One day, you'll realize simply screaming (whining?) something over and over again doesn't make it true. But, keep hope alive!

Ring, ring, ring... LEGAL AID: "Hello, Legal Aid." DUMBASS TENANT: "Yes! I want to sue my landlord!" LA: "Why, what's the problem?" DT: "Well, I deliberately concealed a pet - a pet I signed a contract to pay for - and I got caught." LA: "Ummm... so what did the landlord do? Evict you?" DT: "No, they are making me pay for what I agreed to!" LA: "Uh, how can I help you?" DT" "SUE THEM! THEY'RE MEAN!" LA: "Let me get this straight, YOU agreed to pay for a pet. YOU lied and concealed this pet. YOU got caught with a pet. And now they want YOU to pay for what you agreed to?" DT: "Exactly!" LA: "I'm sorry, Miss, we have people with real problems here. We don't have time to hand-hold a bunch of admited scoff-laws! DT: "But, but- there are WITNESSES!" LA: "Witnesses to WHAT?!" DT: "The landlord entering our apartments!" LA: "So?" DT: "So- thats ILLEGAL!" LA: "The landlord is allowed to enter his own property for any number of reasons." DT: "But, but... they're just meanies- they EVICTED ------, just 'cause she didn't pay her rent! They ----------------------------'cause he enjoys the company of men, they- - LA: "Good bye."

Wow you douchebag, you actually posted five times, and copied and pasted "refutations" from previous posts. It is true that a tenant is wrong for keeping a pet against contract, both legally and ethically. That still does not make your breach of Virginia state law correct, and a judge will find in favor of the tenant. Especially since you didn't stick to just tenants who clearly keep pets hidden, but went after people who don't have pets, but had a pet visiting. Which ever way you cut this, you still have a responsibility to the law, and you broke it, no matter what the tenants did.

*YaWn* Well then, sounds like you douchebags have an iron-clad case. Oh, wait- no you don't you just have a bunch of losers whining. Meanwhile, River City wins. Again.
