It's okay for the price...

1. There is a banner at the entrance of the complex that claims "all utls" are included-- they are not. Truth be told: My rent is $679 Water/Trash $30 (2 bedroom) $39 Mandated Cable $20 (if you choose washer in unit, and please note the the washer is the size of a desktop computer, that "hooks up" to the sink) $30 if you want an "updated unit w/ dishwasher" $20 per month if you have a pet
2. The community is mostly Hispanic and --------American. With that comes typical ethnocentric behaviors (i.e. beer bottles everywhere on Sat mornings after little fiestas... I saw a black guy peeing on the side of the building on day... I also saw a Hispanic guy pissing on the brick entrance thing (located to the left of the stop sign) in broad daylight, a black guy ran a stop sign and then flipped ME off and called me a "white-azz-cracker" because I shooke my head as he drove by, etc, typical behavior)--- it's like if you live ghetto-like, you start to have a ghetto mentality.
3. Guest parking is indicated by blue lines. However, many spaces are already occupied by vehicles that have expired tags, flat tires, no license plates. The people who own them live in the complex but for various reasons are not on the lease. So, if you want to have company over, you need to make sure you park your vehicle in a guest space before 5:30 PM.
4. The pool never opens when it's supposed to, and because so many blessed kids live in the complex, you can never get a chair or just relax in the pool. You are only allowed 4 friends per resident, however last time I was there, this lady brought nine children with her to the pool, all under the age of five. Screaming, running around, knocking peoples things over...
5. The unit itself is spacious. Adequate living space, small dining, tiny kitchen (my unit does not have a dishwasher), the closet downstairs is HUGE which is a real bonus for me. Upstairs are the two bedrooms with a bath in the middle. The tub is spacious too. Although there are no overhead lights in the bedrooms, I really like that there are no "popcorn" ceilings, it gives it a more modern feel. The carpet had several stains on it when I moved in, you could tell that it was not replaced when the previous tenant vacated (aren't they supposed to replace carpets'' dunno), however at least it was cleaned.
6. About five days after moving in I noticed roaches. I contacted Management and after two months of spraying (they sprayed all the units in the bldg i was in) they finally went away. I wanted to immediately move out, but now that they are gone, I'm good.
7. As with most apts/townhomes, the walls are thin. I'm fairly lucky that I live next to older quiet types, with no bratty azz kids. I can sometimes hear my neighbors conversations, but for the most part, it's quiet.
8. The patios are decent. There are some patios with garbage piled up, and although warning letters circulated the property, no one did anything with cleaning up.
9. They allow pets, but it'll cost ya. $300 non refundable deposit plus $20 per month extra rent. No dangerous breeds are allowed, but I've seen pits on at least three occasions in the last year. The ladies pit at 4111 (Apt E i think, anyways her blinds have been shredded by her dog) almost killed my dog--->yikes! I didn't notice a pet sticker on her window, doubt she had to pay any deposit. So, moral of story, tell them you don't have a pet, they leave at 5pm, they are not going to find out... or they evidently don't care.
10. My apartment flooded three times so far, evidently some type of sewage problem. The maintenance guy said it's happened in my unit for the last three years prior to me moving in. It hasn't ruined anything of mine, just the kitchen floor gets like an inch of water and the maintenance come suck it up with a vacuum. I haven't complained, but it would have been nice if the Management reached out and gave me a months free rent for my "troubles".
11. There is crime, just like any other complex. Mostly domestic stuff, intoxicated people stuff and drug stuff. No property of mine has ever been damaged and nothing has been stolen. I am a single female, and I feel comfortable walking the grounds at night.
12. The Management staff are friendly, acknowledge your entrance with greetings and are willing to hear suggestions. In all honesty, you can't really blame the new management for the crap that's been wrong... it was acquired when they started... kinda like how Obama took over Bush's hot mess. I can see that they are trying to bring in more middle class types, and kicking out more ghetto types.

All in all, it's an okay place to live. The rent is about average for the area, I mean, it's not in the hood and it's close to almost anything. It's not the Hilton, but if you are looking for a decent place to live, that's cost efficient, this is the place for ya. If your looking for something fancy, this is NOT the place for you. It's what you make of it, just keep to yourself, pick up after yourself (i.e. pick up your trash and keep your patios clean) and take pride in where you live.
