They Will Ruin Your Rental History

The apartments themselves are very nice and seem to be reasonably priced, and the on-site management is friendly. However, the corporate management office is a completely different story. Even if they recieve the rent on time, they will charge you late fees if it is not postmarked by a certain date. Last month, I mailed both my and my neighbor's rent to their office (as rent must be mailed to their corporate PO box, cannot be dropped off at the rental complex or paid via online banking) on the 3rd of the month. My check cleared the bank on the 5th, meaning that the rent was clearly recieved by the 5th, which is their 'grace period' for timely rental payment. However, I got a nasty letter a week later stating that I was being fined $75 for late rental payment as the rent was postmarked on the 4th. I tried to speak to corporate- who did not charge my neighbor, the other rent check I mailed AT THE SAME TIME- a late fee as it was my address on the return envelope. I sent them a check against my better judgement and was mailed another notice two weeks later stating that the late fee had not been paid. The corporate office stated that my check must have been lost and instructed me to send another check or they would report me to a credit agency, which I did, against my will. In four years of renting apartments, this is the only time I have ever had "late" rent- completely unfair.

The next month, I recieved a notice that I had an 'unauthorized' animal in my apartment. However, when I moved in, I paid a pet desposit and paid pet rent every month and submitted all the proper paperwork to have the animals in my apartment. However, the on-site rental office had not submitted it to their corporate office, and they charged me the wrong amount for my pet deposit (only charging me for one, instead of two, despite the fact that I put both pets names on my pet addendum to my lease). Therefore, the mistake was clearly not mine. However, I still had to pay an additional deposit (one month before I moved out!) and a $25 per month "lease violation" fee for each month that I unknowingly had the "unauthorized" animal- that I told them about ahead of time. So, my rental history is now ruined, through no fault of my own.

Lastly, they do not do much to control the peace and quiet of the property. My upstairs neighbors have a serious drug and drinking problem, frequently play loud music, and have been arrested several times outside my doorstep, always after extremely loud and hostile confrontation with local police. Other residents of the building and I have complained about the noise, the smell of drugs, and the frequent police presence to management many times to no avail...they still live there, still causing problems. These same neighbors also forgot to turn off their shower one day, flooding my apartment and causing the roof to leak, and management still did nothing. Apparently, they are more desireable residents than myself, a responsible, working adult in her mid-twenties who has been fined $275 for lease "violations" in the six months I have lived there.

Additionally, their application process is intense. My income was about $20 below what they considered acceptable for the apartment, despite my stellar credit history, and my parents had to co-sign. In order to co-sign, my parents had to provide several years of income statements and proof that their mortgage was paid off to this company for a $710 one bedroom apartment, despite having credit scores of over 750.

In short...the inside of the apartments are nice, but this company will rip you off to no end.
