I've lived here for about 4 years and let me give you a huge "word of warning." DON'T MOVE HERE FOR THE FOLLOWING REASONS:

THE MANAGEMENT COMPANY RIPS YOU OFF ANY WAY POSSIBLE, AND WILL GET AND TAKE WHATEVER MONEY THEY CAN FROM YOU!!!!!

First of all, let's talk about cable tv options. There are NONE. They are not wired for Comcast, you can't even get it. You can't get Direct TV, they don't allow it. You can't get FIOS, they won't allow it. And their only option is Dish Network which you can get ONLY through them, and it's down more than it's up. Constant loss of signals, constant smart card issues, you constantly lose your programming. And they charge you twice as much only through THEM.

On to the water and sewage charges. I saw my water and go from about $5.00 per month to over $40 all of a sudden in like 3 months, it grew phenominally for no reason. It doesn't go through the County like it should, it goes through their management company which seems very "shady." When I go to the office to ask questions, they don't know anything, or they say they are doing an investigation, but for 2 months, they've been saying the same thing.

On to the maintenance supervisor...he's a joke, he doesn't know what the hell he's doing, and he's rude. The hottub hasn't even been filled in over 2 months and every time you ask, they say, "they are waiting for a part, or it has to be installed." They don't know how to fix air conditioners, and they are responsible for the sucky cable and don't know how to fix it.

Let's talk about things we could all use that they DON'T have: no internet, not even wi-fi anywhere on the property. You can't even get HD from their cable, no DVR!!!!!
It's very frustrating, and they call themselves a luxury community' Try getting some more upscale amenities!!!!! I've even checked around in the last week at other communities in the area and some utilities are included, or they have washer/dryers in the units, or they are offering huge money off the rent to move in! This place CHARGES you $30 per month for a washer/dryer, and doesn't even have a laundry facility!! The police are driving through all the time, they kids and teenagers run around the community like gangs! Where are their parents' Good Grief!

They have a few girls in the office who are very nice, but I feel sorry for them having to work there. I've spoken to ALOT of residents over the course of my stay here and they are all pretty much saying the same things about how awful this place is, everyone is always talking about how they are going to "contact their attorneys" or "start petitions" regarding "things that don't work, or things that aren't right or fair."

It's really ashame because when I moved here it was a beautiful, luxury community in Chesterfield, close to downtown where I work, but I've seen the "clientele" here change drastically and go down hill. They raise the rents as much as possible every year, offer no renewal incentives at all other than a free ceiling fan or a carpet cleaning, DAMN how about lowering my rent a few bucks for God's sake!!!

Welp, yet another apartment complex I will be writing off of my list to look at when I relocate. Seems Richmond has extremely limited apartments worth looking at.

This is so true. I have lived here two years and I am moving when my lease is up. The Pros: Pool is nice. I honestly felt safe in the beginning. LOCATION! LOCATION! LOCATION! My apartment is nice. Cons: Fake complaint letters, rent varies every months and I pay way more than I ever expected. Maintance is a joke. Staff changes all the time, except for the same two who never know what is going on. The cable is ridiculous and my channels used to change by itself. Please do not let the outside fool you. Beautiful property but management makes living here hell, ALL the kids from the group homes and neighborhood kids play near your car and in the parking lots all time of the night, and you can't even use enjoy the clubhouse.
