A mixed bag. Mostly bad.

The grounds are actually quite nice. There is a nice swimming pool, tennis courts, and lackluster but functional workout room available.

The units are pretty average, your standard cheap carpeting and cheap disposable vinyl tiles/and ancient cabinets and countertops are to be expected. Our appliances are also really old, and though we have lived here for 3 years, it's been made clear to us that replacements will not be installed until after we leave.

The maintenance staff is always courteous and professional.

The actual office staff varies from being loud and disrespectful, to not actually having a grasp of the english language. My favorite incident with them was when a neighbor had vomited all over the common area of our apartment on a weekend, we knocked on the neighbors door, couldn't get them to answer, then called the office staff to get a cleaning crew over, and they let us know that since it was a weekend, the cleaning crew wasn't going to be available and the biohazard mess was simply going to remain there until Monday unless we cleaned it up ourselves. We persisted and finally they cleaned it up, but not after a lengthy fight with staff who barely comprehend English.

Parking is adequate, and although there is a published policy, it's only enforced hap hazardly. Some cars with no stickers or visitors tags are allowed to stay, others are towed immediately. I've seen the towing company come by and check for stickers, only to wander away from cars with no authorization without towing.

Be ready for some "interesting" neighbors. Like the rest of Springfield, the area is in a bit of a decline. Few speak English, so there are lots of different languages being screamed across common areas by parents too lazy to see where their children actually are. There also seems to be a problem with graphitti in the common areas. It's taken care of quickly, but returns just as quickly. Just another result of the general decline of the Springfield area, I'm guessing.

The apartment directly across the hall from ours is a designated Section 8 housing unit, and we have had at least 6 different families move in and move out (or get evicted) within the last 3 years.

Down the street is an apartment that functions as a group home for the mentally disabled, and there are some interesting incidents that occur there.

The water billing has changed from actual meters to a remote submetering company, ISTA. What this means is you are charged a water bill based upon your apartment size and the number of tennants, not the actual amount of water used. Even if you are away from your apartment for a month and don't use a drop of water, you will be charged the same as if you turned your faucet on, and left it on for 30 days. The management claimed this will result in more "fair" water bills and encourage conservation. However, the end result is simply that ever since the remote billing was instituted, my water bill has gone higher and higher each month, no matter if I was actually using water or not. Just an underhanded way for management to squeeze more money from us.

The apartments are quite drafty and poorly insulated so be ready for high electric bills in the summer, and high heating bills in the winter. Our thermostat has been broken for almost 2 years now, and the complex refuses to replace it. Each time we make a maintenance call, the janitor shows up with new filters and replaces them instead. Even if we call about the thermostat on two separate days, he simply comes by, puts in new filters just like he did the day before, and walks away.

It's certainly one of the cheaper apartment complexes in the area, but you get what you pay for.
