I have lived at sky terrace for 3 years. The place is really going down hill. At night people and kids walk the streets. I don't feel safe here. It is supposed to be a gated community, they have wooden yellow sticks that are always broken for the gate. The staff seems to be nice but have misinformed me on some important issues that have costed me money. I asked about the regulations on how to break my lease due to military orders. I was told to give my orders and a 30 day notice. I did this and was told they could not pro-rate my rent that I was still responsible for the rest of the month that I would no be living there. The maintainance is terrible. They are good about coming in and changing air filters and that seems to be about it. I had both toilets not working not because of me or my spouse they were leaking and causing me extremely high water bills. I put in a trouble ticket because it got to where we couldn't even use them. It took maintainance 4 days to fix the problem, and that's after I called and raised hell about it, then when they do come to fix it they treat you like you are a inconvinence and a problem. I would not recommend this place to anyone. The rent is not worth the place. I would bet in another 5 years this place will be a ghetto.

I agree with almost everything you wrote except about the maintenance guys. You said that it took 4 days for them to come but it may have been because the office staff not putting in the work order right away. I have heard that this has happened alot here. There are always pleasant with me and every time I ask them directly to fix something they are doing it right away. Maybe they were frustrated because they are having to fix a lot of toilets or something. 2 of my toilets have a leak in them right now. Dont get me wrong, I cant wait to leave either!

I think that as a renter myself I have always tried to fix anything in my home, even though I did have a maintenance number to call. Simple items like a flapper in my toilet I feel that I am capable of doing that myself, just to limit the staff being in my home. It gives you the feel of owning my own home. What will you people do if you owned a home call a plumber or fix it yourself? Life is not easy so stop trying to make others make it easy for you. Only you have that power in life as a grown up, to life a simple life.

Regardless of how misinformed you were regarding your military notice clause by the office staff...it really should not matter given that the lease ITSELF is THE legally binding document that states EXACTLY what you need to do as well as terms between, you, the renter, and Sky Terrace, the Landlord. You should have read it completely before you signed your life away...
As far as the children...let's be honest here...they are a HUGE problem...but honestly, whose fault is that? The office staff has nothing to do with lack of parenting and supervision. When I complained about the children, I came to the office and filled out a resident complaint form with the addresses these "vagabonds" were coming out of. Now you people are requiring the staff to come here after hours and babysit? Are you kidding me? Do what I do...I knock on the doors and tell the "wannabe parents" to come pick up their children...or you may go the other route...call Stafford County Sheriffs Office. Simple as that.

Sexyblueeyes are you an idiot? You are spending your own money to fix problems when you are losing money every day that you live there? It is not your home and not your investment, when you leave there someone else will have the place and you will have lost money. That's just not a smart way to rent. That's the whole point of maintenance. When you have your own home, that's a different story.

I agree with everything said from the original poster. I live in Park Ridge Town homes, the "sister" neighborhood of Sky Terrace. Although Sky Terrace may be a 'gated community' it does not make it any better then a non-gated community, especially with the gates always being broken. Anyone can walk around the gates, and the worse neighborhood in Stafford County is backed right up against it. Garrison Woods is the worse neighborhood, they are nothing but drug dealers and hoodlums, and they live right behind you.
The toilets are an on going problem with both complexes. I had put in a lot of 'work orders' to have them come out and fix the problem, finally after 3 months, Al came out and "fixed" it. Yea right, he didn't do ----. I had to personally call a plumber, of my preference, and have him come out and fix everything. That lowered my water bill by $50 dollars every month because the toilets got fixed properly and they finally stopped leaking. My friend who lives across the street had the same problem, except that resulted in her ceiling falling through. And they tried to blame her for it. She is 24, I personally think that 'playing' behind the toilets is not something she does!
Whoever runs these town homes needs to be fired and have an entire new team come in. A team that actually cares about their tenants, not just the paycheck. A team who will make your living experience a memorable one, not a living nightmare. When someone asks you where you live you should be able to tell them about all the wonderful things and refer them to that community, not tell them about the horrible experiences and tell them to never even consider moving there.
With everything said, Please DO NOT lease from Sky Terrace or Park Ridge Town Homes.
