Good Deal....but you do get what you pay for!

The previous reviewer pretty much hit it dead on the nose as to the living conditions in this apartment complex. I?ve lived here since May ?02 with my wife and baby son in a 1 bedroom w/ den and it?s worked out for us overall. I?d call Potomac Overlook (now officially Potomac Overlook...though at this time I?ve yet to receive official notice of the change besides the sign in front of the rental office) one of those "good places to get started" for both young families and those bigger families who cannot afford the high-priced luxury apartments in the Northern Virginia area. Let?s start out with the positives of this place.



At Potomac Overlook, you only have to pay for electricity, phone, and cable (at least that's the deal I got when I signed the lease last year). Property management covers gas, water & sewage, and garbage collection. My electric bill has dropped like a rock to a VERY affordable amount over this winter, but it skyrockets in the summer, as insulation is VERY sub-par. I happen to live on the third floor (out of four floors), so I?m assuming that since heat rises this may contribute to the fact that it?s warm enough in the winter not to have to run the heating system constantly; but alas, the apartment becomes an oven over the summer if NOT constantly running the A/C. You?ll find ample parking, though the place will tow after 11 PM if you don?t have a parking pass; make sure you watch the clock if you have friends & family over late. Before we moved in, they remodeled the apartment with a new kitchen floor and cabinets so it didn?t look so po-dank. I was told that they were remodeling the entire apartment complex. The floor plan was impressively designed for a 1-bedroom w/den. It?s shaped in such a way that it seems to make the place bigger than what it is. I?ve looked at luxury apartments that didn?t hold a candle up to this one in terms of spacing. The appliances seem to have run okay; we?ve made a couple of non-emergency calls to maintenance. The previous reviewer is correct: they do seem to come in unannounced (my wife about got caught coming out of the shower once!) and the response time to requests isn't the greatest (it took me a week to have them come look at a bathroom fan...and they had to do the job twice). There?s a nice big room-sized sliding glass door leading out to the patio attached to our living room so it makes for a pleasant view and plenty of sunlight to lighten up the room and not give it such dungeon feeling you?ll often feel in many apartments. The eat-in kitchen is big enough if you want to use the dining room for something else (such as a personal office like I did mine). Also, the water pressure is terrific in my opinion. Makes for a relaxing shower after a long day. So lot?s of good things; but let?s discuss some unfortunate realities.



As the previous reviewer described, the place is rather noisy. But I?m not referring just to the children playing outside; remember that this complex was built back in the 80?s...so it?s old. And being old you must realize that the floors are gonna creak. And creak they do. I?m told the people who live beneath us have issues with it, but we have the same problem with the person who lives above us. So just realize that you?re not alone if you move in here and you discover the floors creak. But despite the creaks, it?s very rare to hear voices unless someone really yells. I?ve lived in luxury apartments and this is a rarity from my own personal experiences. Also, remember that this place is not the Hilton. The appliances do the job but it?s not state-of-the-art. The insulation is minimal as discussed above so it is hot in the summer, especially if you live toward the top. You only get one phone outlet that works when you move in here and there?s really not that many (I don?t believe they have any in the bedrooms!). I believe you can arrange with the phone company to make the other outlets work, but you have to fork over the money. The grounds are pleasant but they?re nothing extravagant; if you have kids they do have a nice little tot park. As the other viewer, turnover among the staff is high. One week you?re talking to one person, the next week it?s another...makes me wonder what kind of upper management KSI has that they can't keep people happy. But I?ve never had any "unfriendly" experiences with them.



As the previous reviewer said, "You get what you pay for." These apartments are in a relatively low price range. You aren?t living in the Hilton. But if you want a good location (very close to Rt. 7, Cascades Marketplace, Algonkian Park, elementary school right across the street), don?t mind the sounds of children playing soccer and whatever on the grounds & tot parks, can tune out the creaks of an older building, and are looking to save money but put a descent roof over your head, then Potomac Overlook is the place to be in Loudoun County.
