They will screw you over on your refund

Lived there for two years. No problems until it came to move out. Then they wanted to charge us for every thing and screwed us on our deposit. If you have a pet, be prepared to pay for the carpet when moving out. My dog peed on the carpet once and I had to replace it. All the woman who manages it does is smile and say, we have a payment plan if you can't afford it. So degrading. Pet deposit of 250 doesn't go towards any repairs what so ever it's for the "privilege" of having a pet.

I understand all of that, although the point is the pet deposit should go towards it and it did not. On top of the 300 dollar deposit that goes down to rent the apartments and the 25 dollars a month for "pet rent". You would expect it to go towards damages of some sort....right? but alas it does not because the owner is greedy, and as of right now Virginia laws do not protect the renter from such bogus charges.

First off-- You are a dog owner. I love dogs and I've had them all my life. I don't have a dog now ( too much with 3 kids! lol) But I've worked in the apartment indusrty ( leasing ) for over 6 years now and what you are contesting to is incorrect. Imagine being allergic to dogs and moving into a place where the just shampoo the carpet? They change the carpet after dogs and cats. No matter what you say there is ALWAYS a smell of a pet, whether you smelt it or not when you lived there. $250 dollars is not enough to replace a carpet. Yes, they should have told you they were going to charge you regardless of any stains, but thats the way it goes. I've "leased" many apartment years ago and had people tell me " there was a dog in here before wasnt there" and when you answer yes, they want to move. Best bet--buy a house so you don't have to worry anymore

Each resident is advised of the pet policy and all terms and conditions are put in writing with the Pet Agreement. The $250.00 is a Pet Fee not a deposit and it is just for the priviledge of having the pet. If that is not acceptable, then you should not get the pet or search out a pet policy that you agree with. No one after you should have to live in an apartment where a pet, cat or dog, has soiled the carpet. Carpets are professionally tested by a carpet cleaning company and the resident is only charged for the rooms that were damaged and the cost is pro rated based on the age of the carpet. Regardless, we do not wish anyone to leave our community under negative circumstances so for the ill feelings, legitimate or not, we do apologize. Hillpoint Woods Management
