Roaches plaque this complex - I?ve been here for 4 years and management has not gotten rid of them nor reduced them. Tenants frequently move in and out, can be noisy, messy, and (to top it off) there has been suspected Latino gang activity here for the past few years which, based on police patrolling here, is true. One officer last year was honest enough to tell me. Tenants seem to be unintentionally rude, loud, and frequently cars stop in the parking lot with horns blaring, all beginning about 7am weekdays. Staff in general are nice but there is very little they can do about the tenant quality - they would have to remove half the tenants. Lease regulations are not enforced and no one is told about the existing PEST PROBLEM before signing a lease. WALLS ARE THIN so you can nicely hear your neighbors. This complex originally started out as subsidized housing in the 70's so it continues to draw poor quality tenants. THE RENT IS HIGH enough to justify paying a little bit more and moving elsewhere...DO NOT MOVE HERE. Speak to some of the tenants first before even thinking about it. Parking rules have changed 3 times since I?ve been here - they tried assigned spots and that lasted about 2 weeks. Parking can be tight with many people who are not permitted to park here, parking here. (Aparently, the agency?s promise to tow cars is an empty one.) Cats and dogs are $30/mo each, even though they do less damage than the tenants...New windows were just installed last year to improve insulation but because of cheap caulking there lots of nice mold growth around the sill area. Cracks in walls, uneven floors and arches/cutaways. When I moved in maintenance painted right over the grease stains on the wall in the kitchen. Children run around in the lot and courtyard, screaming, swearing - I?ve had mail tampering problems from loose children. ROACHES ROACHES ROACHES. You do get a bit used to them but I?m warning you - don't move here. I will be moving out in a few months...
Also...DUST DUST DUST! The vents haven?t been cleaned in how long and dust accumulates very quickly. This just started happening the last year and all the leasing agency will do is change the main filter. And the only thing they?ll do quickly is reind you if you are a minute late with the rent with a late fee *and* another $10 fee for mailing out a notice! This is not stated in some current leases but this complex has a habit of amending new rules without making it contractual. Spend a little more if you can and live elsewhere.

Finally moving out into a small condo for the same price per month!
