Our apartment is horrible, and I won't even go into it all since every once is saying the same stuff. i haven't even looked at my lease yet, but my roommate is moving into her father's condo - he doesn't live there, and I'm finishing up my school and moving into my parents. Since my roommate is leaving early - i'm willing to just break the rent and say me over 500 a month. Anyone who has gone through breaking the lease at this place know what I should do' I figure we'll pay at least a 1k termination fee, and I told the apartment when we moved in I wouldn't pay for any carpet problems because the carpet was so stained and disgusting. Any tips besides taking pictures, doing the walk through and paying the fee'

I'm alarmed that you haven't looked at your lease yet. What did you think you were signing?! The downside for you is that you are responsible for the entire balance of the rent until your lease is up, unless there is an early release clause. If not, it's pretty standard for places to charge three months' rent to break the lease. Also, if you moved in under a special deal, the three months will be charged at the market rate, not at the rate of your special. Also, telling the leasing agent at move in that you won't pay for carpet problems is one thing; unless you have it in writing as part of the lease or as another agreement that was signed by both you and the rental office, you are going to be charged for the carpeting. It sucks, but as a former military family who has rented our share of places, I can tell you that it is tough to deal with leasing offices unless you retain counsel.
