We are paying 1140 per month rent for a 3 bedroom, 2 bathroom apartment. We have had problems with the apartment starting on the day we moved in and it has been an ongoing plight. The buildings are old and have not been well maintained, so issues come up all the time. Multiple layers of Linoleum flooring in bathrooms and kitchen has been covered with cheap linoleum squares that are no adhering to the floor as they should. Looks horrible! Kitchen cabinets are ancient, dry rotting and and the cabinet facing is ready to fall off the walls. Initially we reported this information to the office and a maintenance man showed up and caulked it. Again, very little effort has been put into the up-keep of these apartments.

When we moved in the carpeting was old and was very dirty. there are even a few places that have been patched that are very obvious. The utility closet in dinning room is where the air filters are located and these are rarely changed. Not to mention we live above heavy smokers and have a continuous flow of second hand smoke contaminating our home. Very gross!

Living room is very small...we could barely fit our furniture inside.

More than half of our son's bedroom closet is consumed with the exposed hot water tank.

We have been there for almost 2 years and have experienced the following issues:

broken water heater
Broken AC Unit
rodents
bugs
Termite infestation (Disgusting)
Loud Neighbors
very poorly maintained apartment
Neighbors using drugs outside and in the laundry rooms
Drunk sits in lawn chair drinking beer out of paper bag and cussing at those who pass by
Parking is awful and inadequate.

The Noise is awful...Ranges from the loud neighbors music to the people in the apartment downstairs who fight constantly and scream profanities at one another.

There is actually an effort to maintain the grounds but it is ineffective. The plants/flowers are pretty. However, The grass is littered with Dog poop, beer cans and bottles. The playground set in park is covered with profanities in permenant ink and older kids/thugs hang out there, making out, smoking cigerettes and using foul language. The park clearly belongs to them and I do not take my children there nor do i allow them outdoors in this neighborhood.

the caliper of people living in this neighborhood overall is substandard. Our cars have been broken into twice, and the police are at our building regularly visisting/arresting the unruly neighbors downstairs. The people across the hall from us came home once and found the word "Die" spray painted on their carpet. The drunk who sits outside and yells profanities at people threatened to shoot my dog. People smoke pot and crack in the laundry rooms. I could go on, but feel I have said enough.

These building have not been maintained properly and are old. As mentioned previously, we are currently dealing with a termite infestation.


Staff tries to help with issues but lets face it folks, they must obey the powers that be. Needless to say, their ability to help is limited. Overall they are nice, but for 1140 per month, nice just isn't enough.

There are dog breed restriction, but this rule is not enforced. There is one neighbor who has an unfriendly pitbull that runs freely throughout the neighborhood.


Do not be mislead/impressed by the beautiful rental office with ceramic tile floors and flat screen TV as we were. We would strongly advise against renting at this expensive, unkept property. Our experience has been terrible and we hope our review will prevet you from making the same mistake.

Don't you just love how the office looks so nice yet their model apartment they show you sucks! Don't rent here, leave it to section 8 and maybe they will go out of business. Breeden better straighten out. They are a huge company and should be able to afford to update the place.

I don't know what models you saw or anybody else but they seem fine to me. Go take them to court and stop cring about it. It's just apartments they are not million dollars penthomes!!! If u call it high rent them WHY did you move there.

The intent of writing a review is to share rental experience with others who are looking for rentals and would like to be informed before signing a lease. Furthermore, taking a large company, like Breeden, to court is much easier said than done, is very time consuming and expensive. I've decided to post a review here on this website as a public service and hope it will be of use other folks looking for rental homes in Virginia Beach.

Emerald point is rip off artist and have no regard for their tenents I agree with just about everything the posters that reviewed living in Emerald point has stated its been a horror story for me as well --- Mold, plumbing problems, dog feces in the court yard, I was the victim of a fire that wasn???t even in my unit and the management treated me and my situation with no regard it wasn???t until I got intouch with Breeden before some consideration was actually interjected into the situation........and lets not forget the ridiculous water bills you receive ???every month???! I lived there for 2 ?? and because I called the city building inspector on them because of mold infestation they choose to not renew my lease, and gave me 30 days notice ---- truth be told they did me a favor --- Now I have a nice three bedroom house I am renting with a big yard and water is included compared to what I paid at Emerald point for a 2 bedroom apt with an outrageous water bill in Emerald point, and on top of it I got my last water bill and I am taking them to court I know I did not use that much water I was hardly ever home How is a company in Jacksonville Fl. going to monitor my water I am telling you its a big scam. Its worst then living in the PJ's because at least you have someone to hold accountable.
