What a nightmare

Please do not move here unless you are prepared to have sleepless night. My family and I moved here in December and the first thing we notice was a terrible smell that would not go away. Later my husband told me he saw rats in the kitchen. The smell could not be masked by Fabreeze. I decided to video tape my house pets. In my camera, I captured three rats playing all around my kitchen. This is the place were I prepare food for my five and two years old children. I wrote the management and informed them of my finding and told them they need to fix it as soon as possible. Unfortunately, all they did was foam up the pipes. They were horrible at lying that the exterminator has been at the house. I was home the whole entire time. I finally got feed up when my husband caught one rat and my daughter came an inch too close to one. I filed my complaint at the Virginia Beach Court house and that was another nightmare. The management threathen us and told us we will never win the case. However, the first court date came and they filed a continuance in May. The next court date was in June but we were not told that we still had to pay June's rent. They filed a continuance to set us up. June's court date came and the judge dismissed the case for failure to pay rent. We got screwed and they knew exaltly what they were doing. But the fight is not over we still have another court date on July 20. Hopefully the law will decide fairly. Please do not move here if you cant afford a lawyer.

I would gladly go to court with you for a character witness against the complex, I have pictures and stories and can provide numbers and people to get in touch with to help, these slum lords need closed down.
I have several reviews on these boards as well for the two years we were stuck there.

When I lived at Emerald Point in 2002-2004, the complex was owned by a Real Estate Investment Trust (REIT). Right away, that tells you something. It tells you that the management of Emerald Point answers to the investors of this REIT, NOT to the tenants of the apartments. The investors want a high return of their investment which puts pressure on Emerald Point management to cut costs and expenses, including maintenance costs. So they play a (serious) game with the tenants of pretending to care about you but they try to get away with as much as possible to keep costs and expenses down. This also means higher turnover in tenants because the tenants get fed up so Emerald Point has lax credit standards to keep the revolving doors going. So you can easily get in but you really do not get value for the high rent cost you pay. As long as the REIT owns Emerald Point, it WILL be a bad place to live.

Maybe if you actually cleaned ur place instead of febreezing it you wouldnt have had a rat problem..

Yep, sounds about right. What you need to do is pay your rent but to an escrow account. You can't just withold it from them, as it is against the lease. Check out your rights, there are plenty of legal websites that can give you tips on how to have action taken. In the meantime, move out of that GHETTO! Poor things! I feel your pain! :(

Hey!! That looks like the rodent I found in my kitchen a few weeks ago..And the rodent in the furnace closet. This place is infested with rodents and if you live on the top level you can hear them crawling overhead. Disgusting!!!
