There is no quality of living at Emerald Point in Virginia beach. The people that work in the office are rude and have no regard for your living standards with the amount of rent you are paying.

There are roaches everywhere. My A/C went out last summer and it took them two weeks to fix and then didn't fix it right and had to come out a month later and install a new unit. I had a toilet leak above me into my bathroom sink and it took them a day to come out and fix that and then didn't repair my bathroom ceiling for another month. When they did come and fix it the maintenance guys left plaster shavings on my bathroom sink.

The community is horrible itself because the property management is so horrible the people that live here are unpleasant as well. Cant blame them.

If you ever want to run the neighbor hood, at a night especially, you will be harassed. Do yourself a favor and do not live here.

Mr. ------- is a slum lord. Do not live in any of his properties. We had to argue with these people for months to try and break our lease when we had similar problems like above; THIS IS A DISGUSTING SLUM DO NOT LIVE HERE IT IS A GHETTO. Before the crack heads across the hall snuck out on their rent they would smoke dope in front of out apt. When they did leave they left a turkey rotting in the apt and we had to call the police to get in since it smelled like a dead body was in there and ---- in the office refused to do anything..---- moved to Boston so that is one issue gone. We had termites all through our walls and all under our carpet, in my daughters bed and we were on the second floor, they never solved this problem. When we moved in and told them, in July, that our AC was not working they told us to close the curtains, and it was not their problem. That took a month to solve. This place is the nastiest ghetto in VA Beach ------- should be arrested and made to live in this S#!* Hole. DO NOT MOVE HERE!!!! and if you do come back here and tell it like it is. I would not move to Wash Square since its so close, the scum that are corralled in ------- properties bubble over and go there. NASTY NASTY NASTY Place... not to mention the murders, the rapes, the sex assaults that go on here regularly. Now if you are a crack dealing child molester this is the place to call home. seriously.

I totally agree!!!!!! When I first came to this site shortly after we moved to EP in Feb. I couldnt understand what people were talking about. Well 2 months later I started seeing. Now here we are 8 months into our lease and I cant wait for my lease to be up. Our AC was broken the entire summer. Only the fan worked. We had outrageous power bills and no help from ------- paying them. The office staff is VERY rude and could really care less about you or your situation. Maintenance is really bad. Takes them week to get out to you IF THEY EVER EVEN DO! Turn over rate is crazy out here. There are only 3 people left in our court everyone else has moved out and new people are in. Please DO NOT move to EP. You WILL regret it....I PROMISE!!!!!!!!!!!!!!!!
