Well I've lived at EP for about 3 months now. I've read the reviews of others and I guess I'm riding the fence. I had pages full of issues with my apt when I moved in. I rode thier asses and I got what I wanted out of them before I moved in. There will always be issues with Office Staff and Maintenance anywhere you go. For as cheap as this place is don't expect the Ritz Carlton.
I will agree with the neighbor issue - in only that the walls are thin - I can clearly hear my downstairs neighbors' kids all the time. But, I have a small child too so as long as she isn't complaining about my kid I'm not complaining about their's. My other two neighbors are very quiet and I hardly see or hear them. My complaint would be the front door to the building slams shut when someone goes in or out.
My heat works fine - its the middle of winter and I haven't had an issue yet. Not sure about the AC though.
I haven't had a rat problem - knock on wood. I've seen a few roaches but I keep my house really clean and seal all cracks to the outside. You're still gonna get some bugs sometimes - you never know how clean your neighbors are.
Since moving in if I've had a maintenance issue its been remedied within 24-48 hours. Since hiring thier new Customer Relations Manager - Ryan - there have been no issues with timeliness.
As for crime - I've looked as crime websites for the area and read the reviews. I haven't seen anything but I also haven't been here long yet. I do keep my house locked up like Fort Knox though. I also had a Home Security System installed by ADT. A little costly for setup but worth the piece of mind to a single Mom.
Overall the place isn't as bad as some places I've lived. I will agree that with the exception of Ryan the most of the office staff are clueless and POS's - very rude most of the time.
