I live here in a private entrance apt. Honestly I am a very happy renter! I moved in Halloween night and you would think that night would be crazy around here but it was actually very nice and minimal noise, same with New Year's Eve! I am a single mother and I look for safe places for my children and I to live and have yet to have any problems! I have read all most all the reviews and I disagree with so much of the things that are being said! As far as the maintence issues go, I have had a few problems with minor things in my apartment and within the hour I had a maintence man at my door! I have yet to have a problem with bugs, rats, or anything else..... Then again I am a clean person! You can't expect to not get bugs if you live in an apartment complex and are nasty or have nasty neighboors! You can't control your neighbors no matter where you live! As far as the gun shots.... I lived in an up-scale prodominately white area of Virginia Beach and I had a man in my back yard shooting off a gun! You can not blame that on the community.... If you want to place blame then place it where it's deserved.... On the ignorant tenants. The office can not stop the problems if they do not know who is causing them! People need to understand that! As far as the office staff goes... I have yet to have any problems with them! I have gone to the office numberous times for things and they have always been polite and respectful! I have needed them to fill out paperwork for diffrent things and they never had a problem doing it! I was laid off of my job at the end of Nov. and they worked with me on my rent till I was able to pay it in full with my taxes! I love the place! I have more than enough room and closet space to accomidate all of my kids and I's things. The school district that we are in is absolutly fabulous and I could not have asked for a better elem. school for my children! I have and will continue to recommend Emerald Point to friends and family! I am almost willing to bet that most of the ppl writing the bad reviews are ones that were evicted because they did not pay their rent.

I'd say someone writing a bad review is someone who has paid their rent faithfully and dealt with obnoxious neighbors, no a/c in the middle of summer, no heat in the middle of winter, rats, rodents, rude staff members, stepped in dog feces too many times..You've only lived here a few months. Give it time. I, and many others, thought it was okay the first few months too. Until the previously mentioned problems occured. Trust me..The staff does know what is going on here. The staff changes so many times and they don't care.

First question would be really...how long have you worked there. EP is the NASTIEST place in VA Beach. We had termites in our second floor apt, not from us or others being dirty, from negligence on Breeden the VA Beach slum lord. There are crack heads in the Laundry rooms, so they just locked them and made them off limits... crack heads are so KNOWN to follow rules like that. We had a guy move out across the hall under cover of night and we thought someone died in his apt and when we called the office they refused to enter for check and we had to call the police to find out it was a rotting turkey they left for the friendly staff at EP. The topper was when we moved in in July and the AC was not working and they were to lazy to really look into it they told us to buy curtains to keep it cooler...in the end it was a bad core or something, only took them a month to fix and really believe us that it was broken. Yeah, write back in a few months when the bugs start to creep in, dirty or not.

FIRST I WOULD LIKE TO SAY I WROTE A COMMENT.MAYBE YOU WORK FOR THE OFFICE THAT'S WHY YOU ARE BEING SO DAMN NICE.IAM ALSO A SINGLE MOTHER OF A TWO YEAR OLD.I HAD PROBLEMS WITH MY AC ALSO FOR A COUPLE OF MONTHS.THEY DIDNT FIX IT UNTIL I WENT POSTAL .SECOND I PAY MY DAMN RENT ON TIME ALL THE TIME.YOU HAVE NO IDEA HOW CLEAN MY PLACE REALLY IS WITH A CHILD.I STILL HAVE PROBLEMS WITH WATER BUGS THAT ARE THE SIZE OF DOGS.EVERY OTHER WEEK I HAVE A PROBLEM WITH MY PLACE.MY LEASE IS UP IN A COUPLE OF MONTHS.AND I PRAY THAT I FIND SOMWHERE A WHOLE LOT BETTER THAN EP.I PAY OVER 900 DOLLARS IN RENT AND THIS PLACE IS NOT WORTH IT.SO PLEASE STOP ALL THE LIES ON HOW GREAT THIS PLACE IS.IF ANY ONE WAS TO ASK ME SHOULD I MOVE TO EP.I WOULD SAY HELL TO THE NAW.STAY AWAY FAR AWAY.

I was a good paying renter for over 6 years at Emerald Point and had horrible experiences very frequently. The only reason that we didn't move sooner was the amount of rent which was low intitially. The office staff is very condesending and I had to get the owners involved by filing a formal complaint. The fact that you blame bad write ups on "ones that were evicted because they did not pay their rent" shows that you are just as discrimanatory and rude as the front office....wait, maybe you are from the front office!

Does anybody else read these reviews after living in these nasty apartments and think WHY DIDNT I DO SOMETHING SOONER! It makes me soo angry that I didn't go on this site sooner and try and get evrybody that hates that place together so we can all go AGAINST THEM! If everybody that has had issues with them got together something would eventually have to be done. I am just happy to know that I wasnt the only one who felt the way I do about that place.

I must agree with the responders to this post. The grammatical errors this person used shows that they're not of the most intelligent breed of human. Outside of that, I've NEVER been evicted from ANYWHERE. That IS very rude and discriminatory. The real business is that this Breeden man (with his little blue helicopter) is a money hungry tyrant who should be prosecuted. No one has even mentioned the fact that they contract our water out of Jacksonville, FL so that they can double charge us. Take a look at your bill. Whatever your usage is, they charge that amount TWICE. One for water, and one for sewage. If I can pay my CitiBank card at Farm Fresh, why can't I pay my water bill there? As for the office staff, they have their favorites. They're nice to some people. I am not one they're nice to. I could care less. I pay entirely too much to live here, and that rent doesn't include sweetness. Responders, this woman is a intellectually challenged person who has probably done some "off the clock" favors for the staff (you've seen the carts after hours too) so her stay would be sweet. Don't let the "stupids" piss you off. Know that the majority is seldom wrong.
