I'm going to speak strictly from my personal experiences here. My wife and I moved in March 7, 2008 and were very excited since it was our first place together. When I first came into my apartments I didn't notice anything too bad outside of the crummy paint job. It looked like they came in and just painted over everything, the vents, the outlets, the cable hookups, etc. There were numerous placed in the walls were they had patched up holes but didn't sand before painting or they just painted over the hole. The appliances were new but the cabinets in the kitchen and bathrooms and the fixture's are old, probably the one's installed when they were built. There was a gap in the front door that let air in and out and the sliding glass door out to my balcony leaks air as well. The cabinets in the bathrooms, to include the counter top, were painted over (the cabinet doors were painted shut). None of this really bothered me and the only problem I had was a bad breaker on the hot water heater that I had to reset after taking a shower, which maintenance was out the day after I called to replace. There's plenty of closet space and the bedrooms and living room are decent sized but the bathrooms are pretty small. The only other problem I've had to call maintenance about was the door handle on my sliding door broke but again they were out the next day to fix it (there is a bar on the sliding door so security wasn't an issue with the handle being gone). Parking is plenty but it is first come first serve, which means you may have to walk an extra 10 feet to get to you apartment, not a problem as long as your not lazy. There's decent lighting in the parking lot and there are short old style street lamps in front of every building and lights on the back. I did have a few issues with bugs on my balcony during the summer but not enough to bother and it was really only a night. I haven't had any issues with bugs inside which is all I care about. The office staff has been friendly every time I've spoken with them and were quick to answer any questions I had, but at the same time they all seem to have that 'I don't care' attitude. Honestly the worst part of my stay here has been my neighbors but that could happen anywhere. Only the apartment to the left of mine has given any problems, they're not clean people and have numerous animals, 3 dogs and a cat I believe, so their apartment smells bad and occasionally I can smell it in my bathroom. I have to be honest and say that I haven't complained to the office about it since it's not really enough to bother me, everyone else around me are great. As far as safety goes, I haven't had any problems and my wife stays at home by herself with our infant while I work my night shifts and she hasn't had any problems. The window to my truck had been broken out (incident happened in a store parking lot, not at the apartments) and sat in front of my apartment for about 3 months before I was able to get it fixed and no one ever messed with it. There aren't any problems with random people from the surrounding neighborhood roaming around, just some of the kids that live in the apartments and they've never caused any trouble I'm aware of. The biggest two problems I've had were my power bill, which is around $150-$160 every month but my wife and I don't use that much power, I honestly believe the majority of it is from the old A/C units and the old indoor ventilation. I also don't like how they handle the water bills. The complex gets a single water bill that they divide amongst the apartments based on size, and its jumped $30 over the past 3 months while my families personal use has not changed. Overall my stay at Pembroke Lake Apartments has been pretty good but I'm looking for somewhere a little bit bigger and trying to get away from the high power bill issue, but you never really know.
