Lived here for 1 year now and renewing for 2nd year. Moved here while in school. The old apartments need a bit renovation as the cabinets are old but that's about it. There discount though is a good tradeoff and the old apartments are close to the stores. It's nice to be able to walk to food lion or go to pizza hut or get chinese food. The grounds are really nice and maintained, although people need to learn to pick up their dog crap. They have doggy poop bags set up throughout the property. The are is generally nice and probably could be better depending on what part you live on. The property is pretty big. Ofcourse there are some better located apartments but I think waterfront is a good happy medium. The apartments can be noisy but it's expected when you have 9 apartments around you but its not overly bad at all. The parking is wonderful. IF you move in do not get the internet, as it is extremely slow to comparable internet, get Verizon. Secondly the cable tv is just bla, you pay 40$ and only get basic channels with not HD capability, yet though gets the job done. They are suppose to role out digital tv soon. This complex is the most pet friendly. Also has tennis courts, a lake of course ( don't expect to catch moby ----, but you can catch fishies), and many other amenities. There are a billion rules in the lease which many people don't follow and are weird. Seems like their is a LOT of military people here. Not to urban. I don't like the fact that repair men can enter your apartment to fix the fire extinguisher and air conditioning filter annually but its not problem. The staff are very friendly and nice although sometimes they seem ditzy. Also, the toilets can be known to SUCK down water, you need to adjust your toilet to around 6 gallons otherwise youll be paying 50$ a month for a water bill because the toilet at one point was sucking down 20 gallons of water a flush.The electric is about 50-75. Maintenance seems on ball although overworked, they out there busting their butt, people should learn to fix the simplest things themselves. Neighbours are also pretty friendly. Lastly, they outsource a private towing company to come around and look for cars that do not have updated tags and registration or look like bad (such as inoperable) and put a big orange sticker on it to fix it, get it updated with current reg or in a few days they will tow you away! So don't think its police doing that. I like the privacy here though. Also very close to the bike trails down Dam neck. Also, the clubhouse is "very nice". I would say it's above average somewhere between a 3-4 out of 5 probably a 3.9. The price is much better then some of the apartments. Living in the new apartments would probably make it a 4.
