When I first moved in I was surprised that these apartments were so nice. They seemed to think of everything. The office people are very nice even after you sign your lease as if they want you to stay forever. Most places treat you nice until you sign the lease. The maintenance people are the best I've seen. They usually show up within 24 hours even when it s not something important. They either fixed the problem or replaced what was causing the problem. My apartment came with a microwave right above the stove. The refrigerator came with an icemaker in the freezer section. It takes up space in the freezer but you'll have ice whenever you need it. It has a pantry to add to the cabinet space. The lake is very nice and they have grills and picnic tables around it. The only problem I have is that the grill and bench were right outside my bedroom window and sometimes there were people out there very late making enough noise to keep me up.
Security wasn't a problem at all. I've had plenty of packages left outside my apartment with no problems. Sometimes they left them in the main office if it required a signature. The office staff were always courteous when I picked up my mail from them. Parking wasn't a problem either. I always parked within viewing distance from my window, normally right in front or right across the street.
I did have a problem with the cable. You can't order Cox cable so you're stuck with their digital cable or Satellite TV. The Satellite TV contract looked more complicated that a new car contract so I opted for the digital cable. You're out of luck if you want to take advantage of that new HDTV you just purchased.
The location wasn't bad at all. I normally made it home from NOB in less than 30 minutes coming down Holland or Lynnhaven. Plus you're only a few minutes from Lynnhaven Mall plus a bunch of fast food restaurants as well as Applebee s, Ruby Tuesday, Olive Garden, and Red Lobster.
I had to break my lease early due to a military transfer and the staff made everything easy for me. I'd recommend Waterfront for anyone not interested in purchasing a house right now.

what do you security isn't a problem? You must not live near my building where an actual shooting happened outside, where the outside lights go out off and on(and I'm in the new section), where a car was broken into, driven onto the leasing office yard and stripped.
everything else you said is fine and dandy.. but the safety is getting pretty shakey here now and there's these damn kids that hangout by the entrance wearing all black so you get to almost hit them every so many days.

Not sure what apartment you have, but my power bill ran at LEAST $150 (usually around $200) a month the entire time we lived there. Our apartment was EXTREMELY inefficient, and we had a new baby, therefore could not afford to let it be stifling hot or freezing cold in the apartment. We did everything we could to conserve power and it was STILL that high every month.
