They don't tell you, until you are committed that you pay for water, sewer, trash, etc. Yes, they can force the tentant to pay for these, but they should tell potential tenats that $1200 for an 820 sq.ft apt. is not actually what you pay. Plus the water meters can't be accurate. I was hospitalized for 18 days one month, and my water usage rose by 80 gallons that month !!

There is no hot water, half sized water heaters, you get 3 to 5 minutes of hot water, and that is only if you have not used any hot water for several, several hours before hand, otherwise NO HOT WATER. At 4:00 am, ther may be 5 minutes of hot water. I take one shower a week there, no hot water plus paying for every gallon used, no way. I take showers at work. No water pressure either. It takes 40 minutes to fill the washer for a medium load, longer that it takes for the wash cycle. By then there is no hot water, all wash is cold water. And you can imagine the problems with the dishwashers, no pressure, limited hot water. I have used the dishwasher once in six months. And if for some reason you are too weak to stand in a shower, as I recently was, you take a cold water bath.

Some of your rent goes to these "community" activities, parties they organize, decorations, etc. Plus a glossy monthly newsletter add to the high price of the rent. No one rents for these newsletters or to have parties sponsored by the landlord. In a recent newsletter they stated no flyers from restaurants, no solication, etc. was permitted. In that same newsletter was a flyer from a Chnese restaurant !! Plus they permit charities to set up shop in the Office. Like someone wants to be asked for a handout everytime they need to go to the Office.

They permit children to skate, ride their bikes all over, on the roadways, around the cars, etc. The tenants are told to be careful. EXCUSE ME ! Why are these rugrats being permitted to play near cars, ride haphazardly around the complex, and the drivers have to be careful.

They do not enforce the rules at all. My landing had several bags of trash on it for 12 days, nothing was done. Tenants were not fined, trashed remained.

They have these glaring lights right outside everydoor, that can't be turned off. Thus everytime you open the door, you get bugs. The place borders a forested area, the size of the bugs are worthy of a novel. These lights should be able to be turned off. They are not for our safety. That is all too apparent.

The steps, outdoor cement ones, are in a state of disrepair. They are crumbling and probably not safe at all. Management is doing nothing about it. Additionally, in the six months I have lived here, they have not been cleaned once. The same bird feces, in piles in corners, and all over, have been there since day 1. So management does not keep the complex clean, nor care about the tenants safety. They could install a bird repellant, harmless to birds, to keep birds out of these areas. The other day, neighbors had a bird in their apt. Between the birds and the bugs, it is right out of a Hitchcock film. You constantly run for cover, squeeze into your apt. and remain there for the rest of the night. And if you leave for work while it is still dark out, you come home to the chore of killing the bugs that got in when you went out in the morning. Just what I want to do after a 12 hour day. Kill bugs.

I am embarrassed to live here, I won't invite anyone over for they will see the filthy steps and landings, it is disgraceful. Bird feces are notorious for carrying diseases and bacterium. Which in warm weather can do nothing but multiply and spread.

Interestingly, the tenants were recently asked to pick up trash we see around the complex. Exactly what is my $1200 plus fees pay for'

And they DO NOT ENFORCE picking up after your dog. Plus they permit dog owners to walk the dogs in the non-pet areas, leaving dog feces all over.

Read the review that countered this review very carefully. The person gave themselves away. Also nearly 2 years go by with no reviews, I wrote one in march, and a second pops up. Obviously someone is monitoring the website.

If things are really this bad then why are you still there? Why don't you break your lease and move elsewhere? It's actually quite amazing at the issues you raise especially in regards to the rent and the utilities. Why didn't you ask if or what utilities were included. You, as the leasee, need to take some responsibility for the decisions you made. Also if these steps are in disrepair as you have stated have you informed management instead of assuming that they know. All in all I think you have way to much time on your hands and instead of complaining why don't you find another apartment complex or get a home. This way you can ensure that everything operates and functions to your likeability.

Not that it really matters, but you are once again, incorrect. I am not employeed by the community, not that it is any of your business, but I work in Lorton. Furthermore, It's easy to know the names of the people who work for me as a resident, because there are only 5. They know me by name, and I take the 30 seconds or so to learn theirs. Belive it or not, having a small office staff is something that I looked for in a community after dealing with a much larger complex down the road and getting lost in their day to day mix. In addition, Springwoods is, and has been the highest ranking woodbridge community since I lived here in January...they don't need my comments to put them on top. You can go on with your life thinking that no one could have a good experience at Springwoods, but you're sadly mistaken. My neighbors and I Love it here! (SMILEYFACE)

It is always so obvious when management writes and responds to these reviews. I stand by everything I wrote. I will never believe that any tenant knows all 3 names of the "current" office people. Current as they won't be there next week. And how professional are they when they sign correspondence with smiley faces ! Do you want this level of maturity managing your living areas?
