We have lived here 3 months, we noticed roaches in laundry room as friends were helping us move in. We complained to the Office (it took three days to get a return call), we were told to buy our own traps / poison. We have children and wanted to have them come out and have the place sprayed and we were told it was OUR responsibility to take care of the issue!!! Keep in mind this happened the day we moved in! About a month later after paying over 500 to take care of the roach issue my son tells me there is a mouse in the laundry room. Upon checking it out there was a hole in the wall behind the dryer. We call office again and they told us they would send someone out to patch the hole; 24 days later someone finally came by to patch the hole after 10 complaints. We called the corporate office to complain and they told us they were under staffed and that was the reason for the delays. Come on are you kidding me!

My mother lived there about a year ago and almost had the same issue. She called the office to complain about the mice / rats. She was told someone would come out to take a look. She was told they found nothing. She ended up borrowing a cat from another family member at it killed two mice.
Regarding the roaches, she had a problem with that day one. I noticed them the day I helped her move in. She put in a "ticket" to the office via voice mail because no one in the office ever picks up the phone and after 5 days of trying to reach someone she eventually had to take off work early to get to the office during business hours to make a complaint in person. After six months was enough for her she put in her noticed and paid a fee to get out out of her lease and move into a cleaner apartment complex in the area, which she is very happy with. My opinion would be to stay away from this place, poor office employees and no help from management when you need there help.

I am an employee and would like to respond to this post.
We here at Springwoods at Lake Ridge take all Service Request for pest control very seriously. We have looked into the claims of roaches and mice and have found no records to indicate that these issues were brought to the attention of our Service or Office staff. We are under contract with a highly reputable pest control company that treats each building quarterly, inside and out. It is not our policy to instruct our residents to buy bait, traps, or have you take responsibility for pest control. Our lease clearly states that the resident would be financially responsible for pest control ONLY if it were caused by your living conditions. Even then, our contractor would do the work. Springwoods at Lake Ridge does not now, nor has it ever, had cockroaches.
Secondly, I can not dispute that you may have had a mouse as we are surrounded by woods and they can enter any home through a dryer vent or open door. You also said you called the Corporate Office and was told that we are understaffed. The Resident Relations Representatives have no way of knowing the staffing situation of any community. Calling them for the reasons you stated would have resulted in a phone call or visit from any number of Upper-Management. Which never happened.
I would also like to add to the Anonymous posters from September, , I have contacted Apartmentratings.com regarding false statements and they have sent an email to the responsible parties. They also stated ??common misconception is that anonymous posters enjoy a shield from liability for defamation or other harm caused by their postings. This is false. If an anonymous author posts tortuous, damaging content on ApartmentRatings.com, the harmed party can file suit against the "John Doe" author, subpoena their IP address from ApartmentRatings.com, discover their identity from their ISP, and pursue a defamation judgment against the individual.?? I have a pretty good idea who wrote both letters, but I personally have no interest in going any further than this response.
