I haved been a tenant at Valencia Apartments(AKA Espana Apartments)about 3 years & 1/2. My lease is up once again in just a couple of days. Upon asking for a lease renewal I was informed my rent is going up yet again, another $100/month $55/month water & sewer if I sign a lease, more if I do not. Fortunately they seemed to have lapsed on the exact date of my lease expiring and they forgot to notice me for a rent hijack this coming month. But I know them well, they well notice me SOON and they will try and violate Landlord Tenant Law and make the increase effective the 1st of the month.

Well a slight twist on a quote of the the great Human Rights Activist Martin Luther King Jr., I Am Moving At Last, I Am Moving At Last, Thank God Almighty I'm Moving Away At Last!!!

As soon as they told me about the new rent Hijak they intend for me, I was out there hitting the pavement everyday and I'm out of here folks. I recommend you stay away, stay far, far away.... I have marked the day on my celendar, I am out of here in just over 30 days. I feel like I am heading for a rebirth...

You can do better, much, much, much better... Don't let them fool you with a cheap lease-up, they will sneak in your lease an intent for a rent hijack at the end of the initial lease and each and every time after that when your lease expires.

Watch out for steep fines on your lease if you pay late, they have snuck in there daily additional fees. God forbid you should have a family emergency and be late a couple of days on your rent. You will feel like you have been assaulted and robbed.

The outside is starting to look nice. The inside... SCARRY.... Looks pretty but everything is OLD with a little gloss to make it look presentable. POOR insulation, old appliances, old shampooed carpets, mold grows rampant because of poor circulation, scratched cabinets. Water heater takes an eternity to warm up and the next person to shower better be willing to wait at least 2 hours.

They will trap you each and every time into a new lease with rent increase notice at the last possible minute and threat of an even higher rate hijack if you don't renew. I call it Ghetto Tactics....

I've lived at the Espana for almost 5 years now and my rent has never been raised. In fact, because I spread my "renewal bonus" over the period of my lease, I am actually paying $35.00 less per month than my original lease.

Well I'd certainly like to hear from Scrubs now that new management took over and raised everyone's rent 150 bucks....I just placed my review of this place and I completely agree with the original reviewer. I felt like I was reading my own review it's so accurate. DO NO MOVE HERE!! You have been warned....

Scrubs, all I can say is you must have gotten lucky and evaded their rent increase radar. I hope your luck has held up. My last rent increase was bringing my total rent to nearly $300/month more than I had originally leased up. I still have the rent increase notices in a file I kept. That was in the span of just 3 years. That is an outrageous amount of rent increase, about 10% average increase per year. I am just glad I moved out when I did. From the reviwews in 2007-2008 it looks like things have gotten much worse.
