Stay away! This was the worst rental place I have ever had the misfortune to live in. Apartments I lived in while in college ten years ago rank far higher on my list.
Rent increased each and every time my lease expired. They were going to jack it up again another $155/month. Mind you, my rent had already gone up $75/month since moving in. The manager asked me if to go ahead and draft that lease. I had to laugh and say you gotta be kidding, your giving me no choice... You will feel like you have been assaulted, run over and left for dead on the curb side at lease renewal time. No reward for loyalty, no incentive provided to maintain tenancy with current residents and the staff is rude often times.
I was gone within 45 days of that conversation. Fortunately I had the foresight to ask about my lease renewal 2 months before the current lease expired. Enough time to move before getting cornered into as rediculous rate month to month while I looked elsewhere or a huge increase for another lease.
The Apartment Available sign never came down once in the nearly 4 years I lived there.
The run down... Applainces are ancient and in deplorable condition. Water heater works in spurts, if you don't time your shower, you might end up taking a cold shower. This was after they fixed it, it stopped working at all shortly after moving in. The insulation is non-existant. You can't heat the apartment, it leaks out almost as quickly as you heat it up. The gardens have historically been overgrown right up until recently and you could not prevent tracking in leaves and pine needles through the carpet day after day. Good luck trying to keep clean what is likely to be an old carpet to begin with. I recomend buying a carpet steam cleaner, we did. You will probably need to use it monthly. Mold... Runs rampant, looks like they painted over mold in the past, it started to set in the middle of a warm and dry summer. How on earth do you get a mold problem in the middle of a hot and dry summer is unimaginable. Washer/dryer competition is fierce, neighbors leave their laundry in the machines for hours at a time unattended. I was growled at on several occasions for removing laundry and neatly setting it up on the machines after it sat unattended for well over an hour in the machine.
Don't be fooled by the modest improvements on the outside. They have made no investment on improving the interiors and the new paint job that was completed just a couple of months ago is already washing off the buildings.
To be fair, it has a couple of reedming qualities. The apartment was a decent size. Slightly more spacious than most of what is available in the area. Crime is very low in the area. Parking is generally adequate. (Mind you, vacancies are bountiful year round.)
If you take a chance, you'll probably live there just long enough to regret it. It's a good place to move in if you plan on staying for just the period of one lease while you search for a nicer place or perhaps while you explore and shop towards home ownership. They usually entice you to move in with a low rate but watch out, they will notice you of the increase at the last possible second allowed by landlord tenant law trapping you into a higher rate lease or an even higher month to month rate.
Be smart... Keep looking elsewhere. It has potential but not with the current management.

Couldn't agree more. Lived there 9 months. Worse than most places elsewhere. Spend an extra $50-100/month and go somewhere that actually deserves the money. They didn't even have a sauna/pool/gym facility for most of my 9 months there, and where running the front office out of a vacant apartment -- probably the only one that DOESN'T reek of mold, or freeze in the winter.
