Upon move in I was charged $300.00 non-refundable administrative fee. (my opinion:this is how they keep low income people out) I paid. My refundable deposit was an additional $100.00 plus the 40.00 non refundable application fee. Once moved in we struggled finding parking after 500pm.(this will frustrate you) We parked on the other side of the complex. Cars speed dangerously through the parking lots, neighbors are extremely loud, the insulation between floors is useless. You will hear your neighbors upstairs every move. Gym equipment is nasty and in disrepair. Commercial trucks are allowed to take up car spaces even though the lease agreement says they are not allowed to park here. While I lived here several cars were broken into. (we heard the glass shattering a few times) I stayed up on some nights, never observed a security car drive by. Bothell Police department is in and out of this place dealing with some tenants. The staff is snoby , plain rude and have no sense of costumer service. Upon move out I was present for the final inspection. I was told by maintenance that the carpet would have to be cleaned and that it would be around $54.00. Their was no damage or wear and tear noted on my inspection report. Only cleaning fees. Later, I got a bill of over $200.00 for a carpet. At first I was told it was a replacement fee then later they said it was a cleaning fee. Your administrative fee will not go towards any cleaning fees. The cleaning fees are expensive so if you do decide to move in, be ready to clean like crazy because it will never be clean enough. You will pay alot of money on top of the carpet, I was nickled and dimed to death. They will however credit your "security deposit". They dont call it a damage deposit. (read the lease) But then you will get an outrageously expensive carpet cleaning fee.(They may tell you they had to replace it, by reading the reviews I take it they tell everyone that) The cleaning fees are not covered by your security deposit. This is not made clear in the lease. To make a long story short I got a bill of over $1000.00 to my surprise; a week after moving out. They dont want your new address to foward your mail. The post office does that when you file an address change. They want to send you a fat bill once you are moved out. The move in is easy and pleasant, but be ready to get shafted on the way out. The fact is that Washington state tenant landlord act (RCW title 59) is weak and offers little protection to tenants if any and places you at the mercy of your landlord. These folks are in the buisness of making money and they will do that using the laws weakness. So beware, read the lease, take pictures when you move in and move out. Make notes on all conversations with the office staff, get names. You have to look out for yourself or it will be very expensive later. I do not recommend this place. Their is better deals out their. Its not worth the hassle.

----'S! I agree. although I havent moved out yet, I am concerned that I willhave the same experience as everyone else that has complained. i am lucky that I have lawyers available to assist me when I move out, and they looked over everything before i signed the lease, and I even crossed out and initialed some of the terms that they found were ludicrous. Archstone basically wanted to do whatever they wanted once i vacated my apartment, including but not limited to charging me with whatever they deemed necessary upon inspection. My advice is to do what I did before you sign any apartment's lease. I am sure I wont renew my lease here, although I have a feeling that that is their intention, it's as if they dont want people to renew leases, that is why they have no interest in treating you right and with dignity once you are legally bound to complete your stay here. Archstone is the ------ of apartments! They dont even clean their indoor pool at all, and last time I was there, it had Dog hair in it, and the pool water stunk! I am calling the health deparment as soon as I finish this comment. Dont live here.
