You'd better keep ALL paperwork and read it ALL word for word. Get everything in writing. Sometimes this is only attainable by sending certified mail to the office. Do it.
Know your tenant rights. Especially if something breaks, how long they have by law to address the issue (washer, dryer, refridgerator, etc...) If they do not fix a landlord supplied appliance, you have the right to buy one and deduct it from the rent.
Treat these people with ZERO trust or you will be ripped off. All of the cheeriness and reassurance you get when they are trying to hook you in disappears when you sign on the dotted line.
If you plan on staying, be prepared for a MAJOR rent hike. Ours was so bad, it ended up cheaper for us to rent a HOUSE with a 3 car garage!!!
