Do you like patios that have blankets hanging down for shade, children playing in the parking lot naked, children smashing car doors into your car, overpriced basic apartments' Then this is the place for you... I have lived here for 5 years and used to enjoy it here, back when Archstone owned and managed the property. Unfortunately during the real estate boom of 2006, Archstone sold to Reefe who was only a real estate investment firm to make a buck. Then they sold to JPI who is currently managing and is doing a horrible job at that. Ever since Archstone left, this place has gone down hill. They keep raising the rates and I don't see anything to show for the higher rates. I am a Director of Revenue for a multi million dollar company and know all about what JPI is doing. As the city of Bothell/Canyon Park Neighborhood also saw a jump in real estate in 2006, several neighborhoods popped up around us all at $500-$750K, JPI then thinks that since the neighborhood looks nice we can charge more and get away with it. While most would agree you pay more for location, the increases I have seen are not typical. There is another problem of trashy families who belong in Renton or Tacoma, I am not biased, but when you have these creepy people constantly on their patio looking at you, Christmas lights up in May, patios stuffed with crap and parking lot filled with junk cars, this is not the place for that. I have alerted the on-site management of many concerns and problems and nothing has been done. The neighbor informed us not to park next to car X & Y because the child slams the door into your car every time he gets out and management told him they cannot tell parents how to raise their children. Both my cars have dents due to this as well as the neighbors cars. I am sorry but when destruction of property is involved it is the management company s responsibility to get involved as it is on their property that incidents such as this occur. My biggest complaint in Stonemeadow Farms is the rates they are charging. As mentioned I have lived here for 5 years and recently purchased a house that is being built. My lease just ended and Stonemeadow feels a $350/month rate increase is justified, again with no improvements on the property unit itself. The carpet is in horrible condition from the prior tenant and I have asked for it to be changed and they will not do it. The counter tops and cabinets in the extremely small kitchen are the cheapest counters & cabinets I have ever seen. Not to mention on Christmas morning when a water main broke in my building, given it is mechanical and couldn t have been prevented, what could have been prevented is the relocation of the tenants in the building who had no running water for 4 days. It took them 3 days to call us and say they will let us use one of the 20 vacant units until they can get the water main fixed. We left on Christmas morning to go to a hotel where we stayed for 3 days. Stonemeadow offered no compensation and not even an apology, they only joked about it, well be glad you aren't the guy who had all his belongings destroyed from the flood. This type of action is unprofessional and the customer service skills of the management staff are non-existent. Again it was a mechanical issue but they still should have called sooner than 3 days after the incident offering a resolution or should have paid for my hotel, or should have offered an inconvenience credit to next months rent.

This place sounds horrible. I have been looking for an apartment since I moved here from Portland several months ago and am appalled at the cheap looking complexes and ridiculous rents. As soon as I saw this place with the ridiculous amount of units crammed onto a hillside, I knew it was trouble. Another sign of bad news...and I too do not consider myself a biased person but when I see they advertise housing vouchers, that tells me Section 8 and there is NO WAY I will pay over $1200 a month for an apartment and live next to welfare cases.
