Seriously lacking not only good customer service, but quick to send out notices without proof.

To help make improvements - you have to be honest with what the problems are and not sugar-coat them so positive results happen.

Moved in when a different manager was incharge, whom was quick to resolve any and all issues without excuses. Had a licensed maintenance man onsite that fixed problems or called in a specialist when he couldnt fix the problem.

Now, the new manager "will get to it" and "wants to make sure that the repair cost wont cost much or rent could go up". The new maintenance man was hired on because he happens to be related to the local property managers. He has a tendency to "duct tape things", tear holes in the walls and eventually get around to fixing them, when doing plumbing repair one time he pulled a hose from outside in and left a mud/dirt trail from the hose. The tenant asked to get the carpet cleaned and was informed that it isnt in the contract so the tenant had the carpet cleaned paying out of pocket. When a sprinkler head blew, he capped it and the plants in the planter died because they had no water.

The grounds are pretty good and the last manager made a lot of improvements with not only having bushes added, but flowers which made it enjoyable to walk around.

The parking is questionable at times with it taking 3 weeks to take to get blown out lights fixed in the carports and on some of the poles. The police were complained to the day before the changes were done with safety taken into consideration.

Currently, a water line blew sometime Saturday night/early Sunday morning and to keep the cost down it is now Wednesday and it still hasnt been fixed. Instead, the tenants that live in the complexes are asked to go to two other complexes. They are three to four complexes down and also there are two others on the other side of the campus that can be used so you can use the facilities (shower, do laundry, and use the bathroom)depending on which unit you are in depends on how far you have to walk or even drive.

Another problem, I have kids and I keep them in my general area when they want to play outside, I have them play in the backyard. But it seems that almost weekly that there are children playing out front of my apartment. I have seen them throwing balls (football, soccer, and volleyballs)around the vehicles knowing that there is a playground onsite. A few vehicles have been hit hard enough that at times it not only leaves a mark from the ball, but a small dent. I watched one child beating a car with a stick until I told him to stop knowing that the car didnt belong to his family. Children will climb on top of the phone/power boxes set in the ground to help boost themselves up into trees where they will hang on the branches until they break them. Then they walk around with the branch generally leaving it in the roadway once they are done playing with it. Ive seen children climb in and out of the dumpster bins to pull out garbage to play with until they get tired of it in which they leave. Usually it is myself or another parent that picks it up after it has sat there for a few days just waiting to puncture a tire.

Very rarely do you see the manager walk the grounds except to put notices on tenants doors. Then youll point out that she made a mistake in inputting either a rent check or the water/sewage check into her computer and she finds it funny. Meanwhile, she gave you a notice before asking you if you had paid your monthly fees. Another time youll see the manager is when shes showing an apartment to a potential tenant.
