Terrace Royale

Pros:

-Small community, not a massive apartment conglomerate, so you wont get lost and everyone is close to the cabana/pool.

-Maintenance is friendly and fairly prompt, done by onsite professional.

-Grounds are well kept, outside landscapers contracted are ok

-Variety of apartment sizes are available (were in a 3 br townhouse), all townhouses and some of the smaller apts have woods in the back for a nice view.

-Ammenenties include pool, hot tub, sauna room, weight room (outdated & small but functional enough), playground

-Excellent school district (Northshore district, elementary school is Westhill)

-townhomes have a garage with personal space for parking in front of it, other units have assigned carports, all uncovered parking is free-for-all

-fire places & pantries





Cons:

-THIN walls, we hear our neighbors all day every day, we hear their phone ring and hear them snoring every night

-Not new or high end construction

-Some tenants do NOT control their kids, they do go in the dumpsters and act otherwise irresponsible with no apparent action taken when theyre complained about to management or directly to their parents

-A LOT of outdoor cats that hang out at our back door all the time

-As previously noted its not a new place so the ammeneties although present are not state of the art and shouldnt be considered a selling point, but hey, the pool will entertain your kids just fine

-Overpriced, if you shop around youll find more bang for your buck within 15 minutes from here

-Not much unassigned parking, each apt comes with only 1 assigned space



Other notes:

-Management was slow to respond and took several calls until you could reach in person b/c messages were not returned and she was out of the office often, HOWEVER there is a new manager as of April/May 2003 and this seems improved already.
