Our experience was similar to that described in some earlier reviews: after nearly four years of tenancy we were slapped with "farewell" charges for carpet replacement, painting and cleaning, all of which should have been classified as "normal wear and tear". We have never been treated this way before at any of the apartment complexes we lived in. We tried to argue, but the owner's representative (an unpleasant guy at HSC Real Estate which owns this complex) plainly stated that they expect the apartment to be in *pristine* (meaning *exactly* the same as at move-in) condition when a tenant moves out, otherwise the tenant has to pay for whatever cleanup and replacements the management deems necessary. Since there is no way to keep a carpet completely unchanged during four years of normal usage, charges are inevitable. After a prolonged argument that went nowhere, we agreed to pay the charges basically to avoid further stress (we really needed to move on with our lives). However, we emphasized that we still thought the charges were unfair, to which the HSC Real Estate guy responded: "you are welcome to sue us, good luck!".

So unless you really enjoy dealing with arrogance, stay away. It looks like the HSC Real Estate company grew too big and they no longer care about anything except squeezing the rent and charges from their tenants. After our experiences we wouldn't come near any apartment complex they own.

The only thing that Willina Ranch has going for it are good, large floor plans of their one bedroom apartments. Everything else is mediocre, and parking, safety (cars and mailboxes being broken into from time to time) and noise from party-loving kids are real issues. Our advice: save yourself the trouble and money and take your business elsewhere.

I'm sorry they did this to you. You're right about normal wear and tear. What they did is illegal, but they're counting on most tenants not having the time or money to sue. Always use video to document the condition of your rental the day you move in and move out.
