Fooled again by the false advertising, I was drawn here by the proximity to Everett Community College, bike paths and a ideal of a scenic view of the Snohomish River and to a LUXURY environment at a reasonable monthly price.
Prior to moving here I first established that I would be able to hang a bird feeder. That wish granted-I soon found myself receiving written warning that I was violating a rule-that my feeder attracted only Pigeons and pests that crap on my deck and cars and make a mess.
For the owner of this slum-I can only advise you that you have far more to worry about then bird droppings.
Half of my electrical outlets do not work, prior residents trashed my apartment, leaving red chemical stains on the tile and carpets, possibly toxic materials used to manufacture illegal drugs,or dyes to alter hair or clothing-non the less TOXIC! Half of my wall heaters do not work! My apartments window blinds were never cleaned or replaced-each has broken blinds. My appliances minus dishwasher were replaced. thats a nice touch.
But since my apartments walls were covered in tobacco residue-them simply painted over-I stll gag on the chemical residue left in my filthy carpets. My vent system in my bathroom is clogged with dust and lint. My walls wet from leaky pipes above my shower stall.
The laundry facilities are a joke-half the facility doesnt work! The gutters are falling off the building and the asphalt on the roof runs off onto your cars-ruining their paint.
The Staff are very nice and professional but claim that the owner has no funding to repair the property and that he has never made a profit! Its obvious he too is unaware of Washington State rental laws or the Landlord Tennant Act or of any law that protects consumers from fraud and false advertising. Its obvious that the property has yet to be inspected by any Code Enforcement authority.
From unruly tennants to cigarette butts littering the landscape, faltering laundry room dryers and washers, bars on windows in the laundry room and office-that this place is anything but LUXURY!

The Staff here is professional and caring, but lacks the finances to make this place deserving of the falsely advertised LUXURY status it rewards its self. The owner out to put up or shut up! And should face criminal charges for neglect and fraud.

My friend used to live here and the apartment below her was infested with roaches which soon started to move in to hers. The managers wouldn't do crap about it...I have lived in Everett all my life and that was the first time I saw a actual live roach...yuck!

Here it is, mid-June 2007, and this review is still accurate. Now not only does half the laundry facility not work, but due to constant vandalism they are only open from 8am to 10 pm. Even if all the machines worked, there are far too few to handle the size of this complex, and even after raising rents the owner is too cheap to use the camera in the laundry room - but not too cheap to offer a reward for information regarding the damages. A recent arson next door at an abandoned house has now driven the rats that nested there into these buildings as well. They won't even evict problem tenants for urinating into the bushes next to bedroom windows! Rodents, roaches, rubbish and rudeness... all this can be yours at River's Landing. Oh, yeah - there's also a trainyard just down the hill from here. At all hours of the night you can hear the train cars slamming together.
