Although HSC no longer owns the property, the new owner-has yet to fix any of the laundry room washers or dryers.The coin changer and best washers no longer work and there is zero insulation between the floors so you have no privacy between floors in any room.The new managers are very nice and do a good job given the owners obviously have little intent to fix any of the remaining problems.The advertising for this property is very missleading.And the new owners have raised the rent by $20 a month-but made no improvements!
The only thing going for Rivers Landing is its location.Close to schools and freeway access.There is no view of any river.

Here it is, mid-June 2007, and this review is still accurate. Now not only does half the laundry facility not work, but due to constant vandalism they are only open from 8am to 10 pm. Even if all the machines worked, there are far too few to handle the size of this complex, and even after raising rents the owner is too cheap to use the camera in the laundry room - but not too cheap to offer a reward for information regarding the damages. A recent arson next door at an abandoned house has now driven the rats that nested there into these buildings as well. They won't even evict problem tenants for urinating into the bushes next to bedroom windows! Rodents, roaches, rubbish and rudeness... all this can be yours at River's Landing. Oh, yeah - there's also a trainyard just down the hill from here. At all hours of the night you can hear the train cars slamming together.

Sounds familiar, nothing ever changes there. I lived in the Riverslanding when owned by HSB. I was asked to work in the office the first week after I moved there by the manager who seemed so nice. Not being familiar with the place I accepted and worked in the office as a leasing specialist(?) I worked not for any other reason than need of income which was a whoppin' $7 an hour. I had kids that I couldn't afford daycare for if I worked out of the home. At that time it was actually owned by one of the H.S.B.'s /Smith . He also owned the dump below called the Northern View. After I worked there a while I was horrified to discover all the things going on, with a clear conscience I hated to be responible for actually getting people to move in and sign a lease. I had originally thought I could help make it a good place to live, I had no idea of how futile that would be. This was/is a flea bag of an over priced roach hotel of hood-lums. The upper units were infested with cockroaches, the siding was attached by indoor sheetrock that a contractor had used, it of course had gotten wet and a person could punch a hole in it with their fist. When the wind blew it would blow all the siding off. People urinated off the balconies all the time down below onto other peoples balconies. There were druggies from the projects, which is just on the other side of the back fence that frequently came over to get together with the druggies of the rivers landing and there were several apartments that had caught on fire probably from drug use. I don't think that any of the washers ever worked for very long, and you could't leave your clothes alone without having them stolen. The manager continued to load it full of the types of folks she did, with an unsuspecting tenant every once in a while to be preyed upon. She had a closet full of people that suposedly owed money to the Rivers landing and turned them into the credit bureau. How would you like your credit smudged by this dump? She should have been paying them to live there. The maintenance guys got a key machine and had acess to anyones apartment any time and left shortly after they got the key machine for another property probably with alot of duplicates. I couldn't wait to get out of there. I would have turned them in to someone, but who... I am not sure... the Feds I am sure were aware since so many people living there were housing authority people that the government was paying the rent for. If you are wise and looking for an apartment this one won't be the one you'll choose.

Hmm... it's not so bad. I lived there for a year, around 2004 or 2005. The apartment was clean and the neighbors pretty quiet. The maintenance guy lived one floor below me. He was always friendly and respectful. The same can be said for the management staff there. I've only had one problem while residing there and it did not ivolve the managment team (my car was stolen from parking lot). It is definately not luxury but it was a decent two bedroom apartment for 650.00. It is near amenities and schools. Crime was mentioned in previous ratings. That is an issue that the oweners are aware of. They've begin, in 2006, sending management staff to the Everett Police Dept. South Precint for training for achieving crime free housing. This is a tough program administered b the Everett Police. Staff at teh building must attend classes and pass a test. The property must also pass certain physical standards of safety such as: brushes being cut down for optimum visibility, two inch screws for kick plates, adequate lighting, etc. Final rating...not the best but good enough for the price paid.
