The Bayview is not the greatest, but definitely not the worst either. The building was recently sold and is now being managed by Weidner. There are still some problems, but that is mainly because the building was indeed poorly maintained under the previous owner. Weidner has only been managing this building for a couple months and I expect it will take at least 6 months before major changes can be expected. There is once again a full-time maintenance person and he is *very* backed up as of this writing. Like I said, I imagine it will take 6 months or so for things to really start changing around here.
I personally like the area. I have lived here for one year and plan on writing another one year lease. I have never had a problem with my car getting broken in to, but then again, my husband and I use common sense: we don't leave anything valuable in our vehicle, we lock all doors and tightly close all windows and make sure we are in a well-lit parking space. There are still some troublesome tenants, but most of the hardcore drug users have been weeded out.
The grounds are average at best and the "playground" is a joke. However, if you have elementary-age children, Lake Grove Elementary is literally right next door, as is a family physician's office. Bayview is 2 minutes from Redondo Beach, which is a wonderful little place. This complex is also easily accessible by bus.
The Bayview is a rectangular building with the pool and hot tub in the middle. If a hot tub is an important amenity for you, I would not reccomend this complex: the hot tub has not been working on a consistent basis in about three years. Many of the balconies in this complex face inward, overlooking the atrium where the pool is. It can get a bit noisy at times, but it has not been any more noisy than I'd expect in an apartment setting. The closed hallways and inward-facing balconies can be a great way to meet your neighbors, in my opinion. There are also plenty of other apartments to choose from here that do not face inward and will give you more privacy if that is what you desire.
Overall, I would reccomend giving the Bayview at least a thought. One of the most important things for tenants to remember is that whining and complaining about problems amongst each other will never get anything solved. I have always brought any concerns I've had straight to management, and they have always been obliging.
