Both good and bad points

Campus Grove, in general, was a not a terrible place to live. We liked the fact that all units were townhomes. Many of our neighbors had lived there for several years and were quite friendy. The complex is located in a nice residental area of Federal Way.
Downsides: The first summer that we lived there, we actually had to buy a weedeater to cut the grass in our front yard. The yard maintenance had improved by the time that we left. You would expect better lawn care for the price that we were paying for rent.
Maintenance was so-so. Usually they would get to the request within several days, but none of our requests were on an emergency basis.
Try and choose a unit that is not near a dumpster. While this may be convenient for getting rid of your own trash, the truck will wake you up at all hours. Plus, other residents don't seem to care if their trash makes it into the dumpster or not.
This isn't the fault of the complex, but there are a lot of little kids in this neighborhood, and most of them like playing in the middle of the street (even though there are playgrounds).
Generally, pretty quiet, although we could hear the neighbors when they ran up and down their stairs.
My biggest complaint was my security deposit. Since we had to leave after hours, we were not able to do a walk-through with management. Probably a mistake. Although our townhouse was left in immacculate condition (no kids, no pets, no smoking, and very clean), we were nickled and dimed for repairs. The biggest charge was for cleaning the carpets. Apparently, they charge everyone for this, although I don't remember hearing this when I signed the lease. When I complained and said that our carpets were in the same condition as when we first rented, I was told that they had to clean the carpets to remove the identations from the furniture. I also noticed on the checkout list that they will charge you for painting the apartment if you have lived there for a shorter time frame. So beware!
