I moved in at the beginning of this year and have been disappointed in the overall quality of the mgmt staff, the grounds, the piece of crap appliances they put in the 'non-upgraded' units, and the crime levels (please contact Federal Way Police department if you don't believe me.)
I asked the mgmt staff if I could break my lease because I wanted to move to a safer community. They said "No". Actually I found the lady I spoke w/ to be somewhat rude and not understanding at all. I told her about how unsafe this community is and her reply was "don't you have the # to the security company' If there's ever a problem you should call them." Sure lady, by the time it takes me to reach in my purse, grab my cell phone, and call the security company - I could have been assaulted already. They still probably wouldn't let me leave.
Cascade Ridge is probably one of the least safe apartment complexes in Federal Way. There is nothing like going to your car in the morning on the way to work and finding your neighbor's car spray painted. I also like taking my trash out in the evenings and being whistled at by the local 'thug-like' teenagers that like to walk the grounds at the night. The best is waking up to the sound of "XXXXX!!!! Come out w/ your hands up!!!" from the megaphone of the SWAT TEAM. I have video (w/ sound) of the whole ordeal, I'm thinking about putting it on youtube and sending it to Cascade's Mgmt company (they are located in CA). I also have video of Cascade Ridge's secure entry gate...you know the one that backs up w/ 5 cars and one person goes in and who knows what follows w/ out having to 'badge in'. For a while they had off duty cops, checking ID at the gate and making sure you had a badge....they are gone now...perhaps because the SWAT team already apprehended the person they were looking for' Who knows.
They are renovating the grounds...painting the outside, updating the landscaping...it looks nice. They should have invested in new appliances for the current tenants...does anyone like the circa 1980/early 90s washer and dryer in their units''
Overall..I wouldn't recommend this place to anyone -even if I didn't like that person...it's just plain wrong!!

this was a helpful--I was gonna move in here and was between two places to decide, than I read this and rented from another place. thanks for the warning.

You should be able to break your lease because management is supposed to provide a safe environment.Look up your rights as a renter. Since you can prove you are living in unsafe living conditions, you should legally be able to break your lease.
