So I finally moved in and I must say I LOVE IT IN HERE!!! The staff is nice and the apartments are very quiet compared to some of the other apartments that I have lived in in the Federal Way area. I love the way my apartment is setup and the schools are great in the area.
The bad news... Well, I will say the bad part is the maintence. They take FOREVER to get anything fixed and sometimes wont fix the problem at all.
Otherwise dont listen to the naysayers this is a very nice apartment and I was able to get in on a move in special so the price is not that bad for the nice luxury apartment I got. Do your research on the apartment yourself.

think hard before you move--there is a reason people are posting all these comments--go by at night when the managers aren't picking the path they take you by, and look at all the creepers. Listen to the loud music, and then try and resolve an issue and see what happens. Then realize, they will raise your rent high once you move in after the first lease is up. Trust all these comments, people aren't hating on the nasty management, they are just providing a reality check, trust me, I know.

PLEASE be VERY careful read all the comments people have submitted. It is not only the management but the inadequate installation/maintenance in the apartments (making it very cold and expensive to heat),gangs, drugs, disrespectful tenants and youths. Why do you think it had to be renovated as much as it LOOKS like is being done. Yes, the outside was done and of course the front office was done first but if you go to the very back where they don't even drive by to show an apartment, it looks like an over grown deserted piece of property. The renovations to the pool took so long because it was vandalized and the Manager told the community that it would not be open again until the parties responsible came forward and of course the security camera was not able to identify the culprits. We could not tell who it was in fear of retaliation from the gang members. The heated pool is less than warm most of the time and is closed more often than not because of feces??? in the pool, no attendant, or vandalism. The indoor pool, hottub, tanning bed, and exercise room were closed from July to November which left only the outside pool so I guess management got their way after all and saved money to boot. The complex next to it is being taken over by gangs and druggies who pass thru a chain link fence that has been cut with wire cutters, been repaired several times just to have it cut again that very night. They decided to just stop repairing it. My children could not go out to play because of threats, bulling and being tempted with drugs or having to join a gang to be safe and I don't mean a wanna be gang although they also have them. As far as your opinion of the staff, that should be enough to look elsewhere. Once you are moved in it will only get worse. As far as maintenance, it is sub standard I had a hole in my bathroom ceiling for almost 5 weeks. The plaster keeps coming of the corners of the walls and around doors and when you ask them to fix it, they say that the damage was done by you and you have to pay for it. If you think mine or other's comments you've read are bogus take the time to drive by when the kids come home from school or if you dare go there after dark and you will see the true colors of the place you're thinking of calling home. Oh yes, remember to drive in back and you will see gang tags from several different gangs if not the members themselves. Why do you think the complex is TRYING to keep it a gated site but the reality is the gate is constantly broke? Call the police department or look on line at all the police reports. I'm doing this for the sole purpose of trying to save another person the dissapointment, stress and financial loss of moving and/or property loss. Oh, did I mention my car was broken into 4 times and stolen once? A book is not judged by its cover, do your research and think before you move.

You know I heard that the schools are just as good in Kent and if all you are looking at is that, then you will be disappointed in everything else. The rent is astronomical. They charge about 1100 to 1300 for a 3 bedroom and guess what i just moved me and my family into a 3 bedroom duplex with very quiet neighbors and a yard and carport for $1200. That is right! I am paying about the same and I can now have a BBQ at my home. Did i mention that they do not allow BBQ's around the buildings? If they see you have one they will send you a notice to remove it or put in storage.

The apartments themselves are actually not bad. The floor plans are nice. There are noisier areas, however this place can still get quite loud.
The problems lie with crime and dealing with the office staff. Wait until you need something from them and you'll see what a pain they can be.

you also pay higher car insurance. ours went down 300.00 a year after moving out of federal way
