Mediocre On A Good Day

Some of the reason for the heavy negativity is that they really rev you up during the tour and description of the apartments, and then you realize that it's the same as everywhere else.

The Good:

- Several pools, all outdoor with the exception of the gym pool, which is indoor.
- Cabana room is nice, as is the theatre room. Tenants may rent these rooms.
- Parking isn't terribly hard to get near your apartment on a regular basis.
- Gym is nice and well taken care of.
- Covered parking is available, for a monthly fee.
- The grounds are relatively attractive.
- Rent is reasonable.
- Easy for new renters to get into.

The Bad:

- Appliances are nothing special.
- Closet doors, folding doors, and window blinds are prone to breakage.
- The office hours are 9am to 6pm weekdays, and 9am to 1pm Saturday; good luck getting in there with a normal work schedule.
- Mailboxes are far from apartments.
- Getting to the freeway takes 15 minutes alone.

The Ugly:

- Office staff is unfriendly or incompetent. This is largely due to the fact that all successful staff are promoted out of that complex and moved into better neighborhoods. You have a permanent staff of newbies and they very much enjoy losing your paperwork.
- The gates they are so proud of rarely work, and therefore are left open 24 hours a day. If they are closed, they will likely malfunction and lock you out of the complex.
- Requirements for move-out are unnecessarily complicated and makes getting out on time difficult. I have little doubt that this is done purposefully. They require tha tall keys be turned in simultaneously, in person, during office hours. You'll need to take the day off or come in late for work.
- The courtesy patrol that they offer is useless. In fact, on every occasion I've attempted to contact them I've been told that they don't service my complex. The number I called was listed on the office's message service, same day.
- Noise levels are poor and left unchecked, despite their supposedly "strict" adherance to noise control.
- Safety is questionable due to the fact that anybody can rent there. I came home one day to find a crime scene investigational unit blocking off my building. SWAT was there the year before. Questionable people do live in that area and they do little to stop it, from what I can tell.
- The federal way police department is unfriendly and unhelpful. When courtesy patrol and the office failed to respond to my attempts to stop noise and crime, the police were unable to show up in a timely fashion. By timely, I mean within an hour and a half of the call. However, they were very willing to threaten to arrest me for entering my apartment when they blocked it off senselessly with yellow tape (the crime occurred three buildings away.)
- The shopping areas in this neighborhood are always suffering from heavy traffic and are a pain in the butt to navigate.

I don't highly recommend living in this area in general. Cascade Ridge isn't terrible, but the perks they regale you with are often their biggest vices; especially those blasted gates. ALWAYS BROKEN! ALWAYS!!!

If you are young and have roommates, it's not bad. If you are an adult couple or if you have children, I would not live here.
