Our family lived at Greystone Meadows for six years, and we finally outgrew the place and found a local house to rent instead.
Shortly after moving out, we received notice that most of our original deposit was not going to be returned to us. Reasons cited included mostly wear and tear, like blinds needing to be replaced and unspecified linoleum replacement. Also, a refrigerator door handle had broken off during normal use, and needed to be replaced.
Most of the six blinds in the apartment were actually fine, and just needed to be cleaned. The linoleum was bad quality to begin with, and probably only had a useful life of 6-7 years. The refrigerator was old and poor quality to begin with, and had probably reached the end of its expected life as well. A request for specific documentation as to the exact cost of replacing these items was promised by a staff member, but was never sent.
Washington state law prohibits landlords from charging for wear and tear. We thought about taking it to small claims court, but taking a day off from work to deal with that was not really an option at the time. Besides, we hadn't thought to take pictures of the condition of the apartment when moving out. We lost several hundred dollars as a result of their dishonest business practices, so I would say "renter beware!"
