I first want to say that I'm a very easygoing and relaxed person who can deal with a lot so for me to take the time to write this says a lot about the situation..
I lived there for almost two years and at the beginning it was great. However things changed for the worst about a year later and even got worse after the new management took over. There are so many things to name I don't know where to begin. First is make sure you get EVERYTHING in writing because you can't trust anyone on what they say and don't believe a whole lot they tell you.. First off parking sucks especially after 6:00pm so good luck on finding something remotely close to your unit or even in the complex for that matter. Maintenance is awful so hope nothing breaks or else you may just have to live with it. I lived with leaking ceilings in two rooms that have been that way for over a YEAR.. Yes, I turned in a ton of work orders but nothing was ever done about it and one of the main reasons for me leaving.. Complex overall is not maintained and garbage is constantly overflowing over the the bins and into the parking lots.
Complex has HEAVY car traffic and a HUGE crime rate. BEWARE your car WILL eventually get broken in to GUARANTEED!!! I promise that is no joke my neighbor had his car broken in to twice and have seen three stolen cars get dumped in the north end parking spots. One of the old office employees had her cars windows broken out(two side windows and rear window) as well as passenger side door bashed in and extremely damaged... Lots of use condoms thrown everywhere from prostitutes off of Pac Hwy that bring people to the isolated North end parking spots to do business. I have called the police several times on this.
I suggest getting a P.O. Box because mail theft is really big. They just break your door and take what they want. Drive around and look at all the missing doors on many of the mailboxes...
Management is the WORST!!!! 100% RUDE especially Melissa O. The complex Manager. She is the biggest ----- I have ever met. It just boggles my mind that she is even allowed to have any contact with people she is so RUDE!!! She lies constantly is dishonest and is rude to tenants, employees and potential tenants. The best thing to happen to the complex is to replace here fat ass and guarantee things would turn around over there. I have reported manager(Melissa O.) and the property to KOMO 4 News problem solvers about the battle I'm in and I was very surprised to hear that this wasn't the first complaint they have received on this place so keep an eye out you should see this story soon!!
One positive note is that the assistant manager is AWESOME. She was so nice and helpful. She should be the manager and if not at Pheasant Run they need to send here to a better place. Somewhere that deserves her and here friendly and helpful personality. She is really great and thanks for all your help..
Anyway thats my two cents and all I can say is DO NOT MOVE IN HERE. I promise that everything is true it will be a horrible disaster and in the end you will be the one suffering. Another quick note don't park on the north side of building 82 under the trees. In the summer tree saps falls on your car and ruins your paint. When the wind blows branches fall and dent cars. Kids playing on the hill use the cars as benches as well as hit them with baseballs. This is where the hookers bring their dates and where a lot of the cars get burglarized. Please respond to this and other reviews and don't be afraid to leave your own comment about this place. You'll soon find out that everything is the truth and much much much more worse than you can imagine..

I fully agree with u on this. I have lived here for 4 years and finally i have decided enough is enough. By the way if the Assistant manager, is that short lady, then sorry maybe she is just nice to you. She is very rude and will never even offer you a seat when talking to you. She talks to you like you are a bother. I really detest her attitude and sometimes think she has an inferiority complex. I can't stand going into that office and if something is not working i just leave it as is. NOBODY DESERVES THE KIND OF SERVICE THAT PEOPLE RECEIVE AT PHEASANT RUN. THANK GOODNESS I FOUND A BETTER PLACE AFTER MY LEASE EXPIRES.

I totally disagree with everything that you wrote in regards to Pheasant Run. Since the new staff and management have come in, they are great. The other management team that were here was ditzy and didn't know what the hell they were doing!!!! Everyone has their own opinions on how they view the property BUT I think they are doing a great job. Positive changes have been happening and everything is running smoothly. Security is great, parking should've been handled like that from the beginning, and office staff is very friendly and helpful. Maybe they have bad days too just like everyone else but I have noticed that they do their very best....everyone is treated fairly!!!!

I just found out that the assistant manager I referred to in my posting left that complex about a month ago and now the new one I just dealt with is worthless. Where is the world do they find these people???? Once again I'm so thankful to be out of there... YAY!!

i am going to be moving in march 09. there really isnt that much to choose from in federal way other than some ghetto ass places. before i moved into the apt i live in right now, i did check this place out when their name was pheasant run, and some light skinned ------- american gentleman helped me out and he kept giving me lies after lies and did not seem to care about their work at all. actually, everyone who worked there did not seem to care. if they did change the management and they have better people now, i might be interested. did they change the management? or they just changed the name of the place?

Thanks for letting us know. We renters must stick together and share info about the apartments we're about to move in because it's our money they're playing with. We worked hard for our money just to live comfortably and avoid all these hassles that we dont have to deal with. Thanks a lot. You saved me headaches, time, and money.

I've lived at "Riverstone" (pheasant run) for about six months and the only thing that has made living here and the issues ive delt tolerable, with are the knowledgable maintence men, especially the bald black gentleman... ( im sorry cant recall his name) was always friendly and got whatever i asked for accomplished.... UNfortunately he isnt here anymore.... WHAT WERE THEY THINKING..... GET HIM BACK!!!! Your tenants are suffering for it....waiting weeks for simple things is rediculous!!!!!
