When you see a rating of 5.0 be very very suspicious. Look at the comments or responses to to their post and you will likely find comments that contradict this rating. This is most likely the management team trying to increase their rating, trying to rent out their empty apartments. Staff right now can't keep up with maintenance requests because there is so much turn over that they can't even get the units turned over fast enough.
Below I have listed each criteria and given a response to why I chose my answer. If you believe I am correct in my response then take a look at the score given and make up your own decision on whether you feel The Reserve deserves a rating of 5.0
If you are a tenant:
Parking..parking is not ample, well-lit, and secure, not ample parking, not adequate, you do not have one assigned spot, so the only choice is parking is a total nightmare. Try coming home late you will find yourself having to park at the other end of the complex from where you live, especially if you live in the middle tier. There are covered parking spaces, which you can pay for, and of course people purchase these, but then they discover that parking is open and well, they find a spot right in front of their apartment, why not park there it's much closer then my reserve spot that I've paid for. So now this person had taken up two spaces instead of just one. And, there is no guest parking. So everyone's guest who is over for dinner is taking up one of your spaces, and if you have multiple cars well...
Noise..ok, there is minimal noise
Grounds..tasteful, but nothing special(that being generous as I drive by every morning and see all the wonderful blackberry bushes they cut down and you see nothing but stems laying around). The only real part they keep up is the main drive way as you enter the complex.
Safety..with all the car break ins, you have no choice but to put somewhat unsafe.
Construction.. cheap fixtures, materials, or poor insulation. Even with the new upgraded apartments that are getting retro fitted with new applicances.. goto home depot and price the fixtures they are putting in. Now, imagine if you had an older apartment. Myself, I'm still refixing things that maintenance replaced.
Maintenance..is usually never fixed correctly, or always fixed correctly, or fixed the right time. This leaves poor workmanship, which usually requires multiple trips by maintenance, or for some very poor workmanship. I went with multiple trips because, well, you have to have them back again and again and again...
Staff. has its act together - not really, helpful and nice - yes, when they're in a good mood, but they do not solve problems, they pass the buck, provide basic level of service - ya pretty much, not slow and shiftless - unless you include maintence requests. Sometimes not helpful and a pain to deal with, but who isn't in this world. So i went with basic level of service.
Overall. excellent community in all regards, superior to most others, average compared to others, below average..not the greatest but not the worst, or poorly on basically all levels. Since parking is an issue along with safety and slow maintenance requests with most the grounds being nothing special (except of course the main enterance - have you come in the back way, feels like you're in a different world). Do to these factors, I came up with not the greatest but not the worst. I suppose I could have put average compared to others, but supposedly we don't live in the "ghetto area" so we shouldn't be having safety issues and compared to my last complex, I lived there 3 years with not a single maintenace request and if you had a problem such as you knew you were going to be late with rent one month because of a specific problem the management team worked together came up with a solution and completely waived all late fees, and that was in Seattle. That would never happen here at the Reserve.
