Be very careful to ensure you notify the office 20 days prior to your lease expiring and demand to have a new one typed up.

After living at Lakemont Orchard for over a decade, we were tricked into not signing our lease that was due to expire the end of July.

We fell for their trickery and deceipt, and received a Notice of Termination. If you fail to sign a lease, but you pay the next months rent, you are automatically Month To Month. After this happens, either party can terminate without cause with only 20 days notice. They did this to us, after just moving us out for a week for the so-called "earthquake repair". Their actions were reprehensible, mean and malicious.

We made the mistake of getting on the bad side of the office and with HSC management, and even though we had been model tenants, we were forced out. They did not approve of our bringing their lies and short-comings to their attention.

It is not illegal for them to lie, deceive, or use trickery in order to keep you from signing a new lease. Unless it can be proven that it was being done as retalliation or harassment.

Be very careful renting at this complex. There are serious problems here and they don't just include the mold, never ending construction, paper thin walls and floors, cheap "upgrades", dumpsters that often don't get emptied for months, sprinklers that send cascades of water pouring down the hills, etc.
