Langara is probably the worst place I have ever lived. I spent several years there only to be shafted by rent rates that increased several hundred dollars every 9 months. The #1 problem here is larceny and car prowls. Everyone there that I talked to has had their car broken into. EVERYONE. Stolen cars and stereos are the norm. The garages are also broken into and offer no security. The mailboxes have all been broken into and all mail stolen by identity thieves. Despite multiple complaints and police visits, Langara management and ownership refuse to do anything to deter thieves. Water bill usually arrives late and you get stuck with the late fees because they didn't deliver the bill on time. It is even against the 'rules' to do basic routine maintenance on your vehicles! It's a ridiculous notion that you aren't allowed to change your own oil or air up your tires for fear of being reported! Utter lunacy.

The neighbors are horrible. One neighbor, and wanna-be thug, was evicted for trashing his apartment. Trash piled up to the walls! One of our yuppie pothead BMW-driving neighbors harassed us every time we walked out of the apartment. We didnt even know what his problem was. I think he didn't like us because we drove humble older cars. This loser would sit at his window smoking weed all day and yell at us if we came outside. It was like living in prison. Fortunately he moved shortly after someone removed the wheels off his BMW!

To top everything off, when I left, my apartment was left in excellent, as new condition, and despite promises to receive my partially-refundable deposit back due to a clean inspection, I got NOTHING.

Do not move there. If you already live there, get a lawyer, chain your car up real good, get some really good insurance, and demand all correspondence with management in writing, no exceptions.

no kidding, when I moved out management didn't even have the time to do an inspection walk-through with me, she said she was 'busy'. after I left they said it looked good, but I still got no deposit back.

YES, My husband got his truck broken into. This place SUCKS!
