First floor apartment was gutted for mold only after we moved.

Essex Property Trust would rather evict you than admit to a serious mold problem. Just move and save yourself the aggravation. The recent comments about office staff and maintenance people are relevant, since they will sick their nasty attorney on you if you try to stand up for yourself. The only thing that will protect you in this complex is to start or join the local Tenants Union to resolve parking issues, major repair issues (like 2 defective hot water heaters in our case), and no heat/hot water.
You know that this is mainly a corporate rental place, so unless you band together as tenants, you will be singled out and pushed out.
