PARKING is a joke. You get one covered spot per unit and the remaining spots are up for grabs. The covered parking is way too narrow. So if you have anything but a compact car be prepared for door dings. The availability of non-covered spots is poor. The only reliably available ones are in front of the office or the unlit corner spots in the back.
NOISE is excessive here and management is non-responsive. When you call to complain, you get some degree of sympathy but management's response to noisy neighbors is a slap on the wrist and nothing more. Don't expect real change in noise levels even after you get management involved.
GROUNDSKEEPING is limited to a crew that comes out every so often and mows the lawn. Speaking of lawn, it is half dead from dog urine and you can't walk more than 2 feet without dodging dog poo. The potential is there, but until the pet rules are enforced, there won't be change. Moreover, there is an excessive amount of human waste scattered around. It seems some people don't understand the concept of litter. I'd also like to mention that the parking lot is a mess. There is a huge pothole as you enter the lot that I am starting to think will never be fixed.
SAFETY is not a concern to management here. There are several dark areas on the property. Outdoor lighting is minimal creating a feeling of insecurity for a single woman. The hallway lights also don't come on until well after dark--that is when they come on at all. There are also several undesirable tenants that make Forest Creek a poor performer in the safety category. How safe can you feel when there are groups of thuggish teenagers roaming around'
CONSTRUCTION of the units is substandard. The plumbing is horrible causing frequent leaks. The flooring is cheaper carpet and outdated linoleum. The bathrooms and kitchens are where you notice the biggest issues. Appliances are low budget and outdated and the cabinets are all scuffed on the edges creating a non-desirable "lived in" look. The countertops are painted over with a coating that stains on contact with any number of normal kitchen items such as coffee and salsa. The bathroom shower is made with a plastic surround that also welcomes stains easily and cracks easily. I dropped a shampoo bottle and created a crack.
MAINTENANCE is non-existent. I am certain there is not even a maintenance man employed at the moment. When you have any maintenance issue that is not dire, you are pushed to the back burner for weeks at a time. I am still waiting for my garbage disposal to be repaired and my toilet has leaked to the point that the upper tank needs to refill at least once an hour.
STAFF here consists of one man. He is nice enough, but his niceness is also his downfall because he fails to deal with the problem tenants with any amount of authority. He is too consumed with being everyone's friend. On that subject, is it even accurate to call one man a "staff'"
OVERALL, I will be thrilled when my lease is up in a few months. It's been a struggle to live here. There is so much potential and the community looks wonderful on first glance, but when you've been here a month all of the deficiencies are evident. When you hit the two month mark, you're frustrated and ready to move on. It's unfortunate, but it is true. If you plan on moving here, please take the time to raise these points with the manager--he'll be extremely friendly with you, but stay on focus. Don't let him sidetrack you and get the answers you need before you make the choice to call this home. I wish I had.

I think I have a pretty good ideas as to who wrote this as I have only received 1 noise complaint from anyone in the past 60 days. I am sorry to hear that your experience has not been the best and I can't neccessarily say I disagree with you either with some of the concerns. At times, it's hard to be one person with 92 families to work with and do a complet 360 turn around on a community to get the needs met. However, I would like to work with you and make things right..even if it means drastic measures. If you come down to the office and speak with me, I will NOT hold your statements against you and will do what I can to make things right. As far as maintenace goes, we do have someone here. However, the full time person who you know as Steve has a terminal illness and we are doing what we can to compensate during his absence. A full-time fill-in that is covering for him is getting things caught up. Again my apologies for the let down. This is your home and you deserve the best. We'll try to make it up to you the best we can.
P.S.: The bulbs have all been replaced.
