First of all, you will be shown the faciliites inside the Cabanna. The exercise equipment looks good but when you go to use it, the weight pegs won?t be there nor the tread mill key. Management is constantly ordering the missing key.
If you ask to see the playground, they will be embarrassed to show you there are no swings, no bars, etc because it was never repaired. The tennis court is uneven and cracked surrounded by a tall fence that doesn?t close.
The women's locker room shower is unuseable, the Sauna is most often broken. The spa is not disease free so they overpower it with chemicals. A deadbolt is mounted on the door to prevent tenants from using the spa when the notice said "closed". Tennants have caught body mites using the tanning bed.
The pool is three to five feet deep. Kids are often swimming unsupervised. During the summer, the pool is often closed due to children eating then puking or urinating in the pool.
The property appears in wonderful condition. The groundskeeper do a wonderful job keeping the property nice-looking.
The apartment?s exterior is power washed once every summer-windows, steps, and siding.
Inside the apartment, the walls are an antique white, wall to wall cream colored carpet, and a fireplace surrounded by ceramic tile. The ceilings on 1st & 2nd floors are flat, cathedral ceilings on the 3rd floor. The kitchens vary in sizes depending on the unit but all have tiled floor, breakfast nooks, refigerator, dishwasher and self-cleaning stoves. The washer/dryer is conveniently hidden behind a sliding wooden doors, they are the newer heavy duty models. Also there is a small shelf above for storing your laundry needs.
What about the truth'' Pets are welcome at James street Crossings with the exception of two dog breeds; Pitt Bull and Rottweilers because of excessive dog fights that took place after midnight.
About 90% of this complex are Section 8 tenants with 25% of them dealing drugs. With management changing every six months, getting the % down has been a slow process but the parking lots are more vacant.
During the summer, raids are frequent. SWAT appears at least once per year. Beyond building 13, this is where most of the real trouble escalates.
Personal belongings are often stolen from the front and (bottom floor)porches. Nothing is safe-not even a locked bike or a pair of shoes. Tennants are not permitted to work on their cars to keep the oil on the pavement to a minimum, but they do it anyways after hours. No matter what you do, the carpets become stained. The complex purposely puts cream colored carpet into the apartments because they KNOW even the cleanest tennant will have stained carpet and upon your departure they will give you a carpet bill of $1000.00 OR keep your deposit. This is inevitable. It would be better in the long run to lay down industrial carpet over the cream carpet to avoid this.
What about utilites' Rent is due on the first but no later than the 5th. If you owe a balance after the 5th, you will be charged a $100.00 late fee then a $5.00 EACH day you are late. In addition to the rent, you will recieve a water/sewer/garbage bill. There is a $5.00 flat fee on garbage but water/sewer bill is based on the building?s usage which is divided by the units(12-18).
